Despite dozens of house-hunting trips over the years, Tom Wilson and his wife Jacky – who have lived in their bungalow since 1996 – had never found anywhere that was able to beat it for its location, plot size and friendly neighbours.

‘We came home one evening after viewing two houses we absolutely adored and realised there was something missing that didn’t clinch it for us,’ Tom explains. ‘So, rather than uproot ourselves by moving to another property in a new area, we decided to make this our dream home.’

Their bungalow originally belonged to a GP who had lived in the house next door and built it as his doctor’s surgery. It had already been converted into a home when Tom and Jacky bought it, but it didn’t have a perfect layout.

There was a warren of dark rooms on the ground floor, with two small bedrooms upstairs which didn’t suit the family’s needs, especially when their teenage son Luke grew older. A new open-plan kitchen and living area was central to their plans to remodel the bungalow, which would eventually include stripping the house back to only three exterior walls, then extending and reworking the space to the rear, front and into the roof.

The couple turned to interior designer George Bond to come up with a layout that would reflect Tom’s love of all things modern, and Jacky’s need for a relaxed and welcoming family home.

‘It turned into a major project,’ Tom recalls. ‘We thought that only one or two walls would be knocked through, but George and his team came up with some amazing design ideas.

‘They took on board everything on our wish-lists, which wasn’t easy because Jacky’s tastes are more traditional, while I love New York loft-style apartments,’ he adds.

A light-filled, open-plan layout was essential to their needs, as Tom explains: ‘Before the redesign, I rarely went upstairs to the two small bedrooms as Jacky and I slept in the bedroom downstairs – but we needed to maximise all that space.’

Working to the Wilsons’ budget, interior designer George pared back Tom’s wish-list and reshaped it into a clear plan for open-plan living, featuring bold blocks of colour, with a dramatic expanse of glass at the rear of the bungalow.

‘We gave George free rein,’ says Tom. ‘There was no point in commissioning someone as talented as George, without allowing him to be creative.’

The plans involved moving the staircase and knocking through a wall, the chimney breast and the small ground-floor windows to turn the study/hallway and living room into one large, open space. A mix of rooflights and larger windows would let natural light into the core of the bungalow.

An extension at the front created space for a new entrance porch and ground-floor wetroom. In addition, the roof level was raised, so that they could extend the two first-floor bedrooms and create an extra bathroom and en suite shower room.

The most dramatic change was the new extension at the rear, which trebled the size of the kitchen and created a large living and dining area, with a bank of folding sliding doors opening out to the garden. The old bathroom was also knocked through and a conservatory was demolished.

‘Luckily, we had no problems with the local authority planning department,’ says Tom. ‘They objected to only one thing in our plans – a balcony on the flat roof of the kitchen. We weren’t allowed to build one, because it would have affected our neighbours’ privacy.’

Tom, Jacky and their son Luke, who was 15 years old at the time, moved into rented accommodation nearby, leaving the way clear for the builders to start work, which began in the summer of 2006.

‘I visited the site every day,’ says Tom. ‘Admittedly, it was quite horrible watching it being taken apart because we loved the house – we wouldn’t have bought it if we didn’t – but we’d accepted the new plans and were happy to go ahead with them.’

Two major building projects, including their own, were going on at the same time in their road, so there were delivery trucks and skips everywhere. ‘Luckily, we have fabulous neighbours who were very supportive and patient,’ says Tom.

The only real setback to the project came early on. ‘The local building inspector said that the foundations had to be deeper,’ Tom explains. ‘They had to go down to approximately a man’s height – it was something to do with all the trees round here and the risk of subsidence. Trouble was, the builders had released the diggers and everything had gone off site, so they had to be re-booked.’

By early 2007, when the structure was complete, the Wilsons started planning the interior. As they enjoy inviting family and friends to their home, a space where they could cook and entertain was a must. As Tom explains: ‘We love parties. We probably hold four or five a year – and all good parties tend to end up in the kitchen.’

Tom and Jacky chose three colourways – white, black and burgundy – for their open-plan kitchen-diner at the rear of the house, combining the units in bold blocks of colour with ice-white porcelain floor tiles, bamboo worktops and cream walls for a stylish contemporary look.

‘The white reflective surfaces make the most of the light, while the flooring, cabinets and black glass splashback all have a high-gloss finish which adds to the feel,’ says Tom. ‘We painted the walls in cream flat oil to create a subtle sheen and a neutral backdrop for the kitchen’s working area.’

The original kitchen door was moved to create space to wrap the new L-shaped run of units around the corner of the room. This has provided space for cooking and food preparation, while a large working island takes centre stage and a separate bank of wall units incorporates the fridge-freezer and extra storage cupboards.

Once the new kitchen and appliances were in place, interior designer George was able to reflect Jacky’s love of English country style with a bold fl oral wallpaper on two feature walls, one of which frames the opening to the kitchen area.

This wallpaper helps to divide the space by signalling a change of mood from the working kitchen area to the entertaining and living spaces. A mix of vibrant, softly curved furniture complements the contemporary kitchen design perfectly. ‘There is a second living room at the front of the bungalow featuring a double-height ceiling, which continues the airy, open-plan feel,’ says Tom.

Upstairs, the new family bathroom is simple but stylish with white sanitaryware, chrome fittings and neutral wall and floor tiles, while a contemporary freestanding bath makes a stunning focal point.

The newly extended master bedroom has mirrored wardrobe doors and a wallpaper featuring horizontal stripes to create the illusion of a wider, more spacious room, plus it has its own en suite shower. Luke’s larger bedroom also benefits from a wall of mirrored wardrobes and built-in storage.

The exterior of the bungalow was rendered to blend the old brickwork with the new. George gave Tom and Jacky a choice of colours, and they opted for green.

‘All the houses on our street are a mix of styles,’ says Tom. ‘They’re set back from the road, so you don’t particularly notice it that much. None of our neighbours has raised any concerns about the green render, which we think works well.’

Inevitably, the couple’s budget for the seven-month project was stretched, as they chose high-spec finishes and fittings. ‘Jacky and I manage budgets all the time in our line of work, so we had always criticised renovators on TV makeover shows if they went over budget,’ Tom laughs. ‘Our budget was over before we even started. We wanted a high-spec look and were not keen on having to replace things in a few years time, so it all mounted up. It’s amazing how much money is spent on items you don’t see, like pipework.’

He and Jacky are thrilled with the bungalow’s transformation – and its resultant rise in value. As Tom says: ‘It was well worth the outlay. Every time I come downstairs, I’m impressed. We were right to trust our instincts and stay here.’

One of the guaranteed ways to add value to a home is to reconfigure the layout to add an extra bedroom and create open-plan living. These are the two key things on my radar when I size up a property and as I’m studying the floor plan, tapping walls and pacing it out.

When I came across this house in Sydney’s west, in an area that has already demonstrated great capital growth, I didn’t hesitate to snap it up. With a few tweaks to the layout and a better connection to the generous outdoor area at the rear, I knew I could tap into the full potential of the existing three-bedroom brick home. This was a wise investment.

Open sesame

The jumble of sprawling living areas offered abundant space, but no open-plan flow. By removing a gyprock wall between the traditional living and dining areas, the new L-shaped living space is now a free-flowing, light-filled gem that spills into the back sunroom and updated kitchen. With this redefined living area, I was able to eke out a new bedroom in the centre of the house. By closing off the arch in the entry foyer and stealing space from the living room, I created a new bedroom, opening off the hallway. Two vented skylights compensate for the absence of a window. It’s now a four-bedroom house in an area favoured by families. In fact, a tenant was secured on a one-year lease immediately upon completion of the renovation.

Cosmetic refresh

The bathroom was dated, but its vanity, shower and bathtub were fine, so only a simple makeover was needed. Gerflor vinyl flooring and new tiles for the shower floor were supplied and installed for less than $300, while White Knight Tile Paint was used to mask the decorative tiles.

Budget-friendly floors

The patchwork quilt of flooring left by the assortment of old rooms certainly couldn’t stay. Durable laminate floorboards in a honey colour called Chestnut now unify the whole house. They’re a fraction of the cost of hardwood floors, yet still provide the warmth of timber.

Window to the world

The rear of the house was blessed with an abundance of windows, wrapping around two sides of the sunroom and offering a restful, leafy view. However, the addition of new bifold doors off the living area and sunroom has created a seamless indoor/outdoor flow onto the large verandah and sprawling deck beyond. Not surprisingly, the garden needed just as much TLC as the house, and nearly $3000 was spent on plants, turf and landscaping supplies.

Kitchen central

Putting in a brand new kitchen would have totally blown my target of completing the renovation, inside and out, for as close to 10 per cent of the total value of the property as possible. That’s my recommended budget for any cosmetic renovation, but it was an ambitious target in this case, as there were also structural changes, like the bifold doors and creating a new bedroom. By keeping the kitchen cabinets but replacing the fronts and benchtop, I was able to complete the kitchen – including new appliances – for about $3000, plus labour.

Colour my world

Now for the wow factor! I decided to marry the beige tones of Taubmans Penguin March with a blaze of punchy blue wallpaper. The entire length of the living area and one wall of the long hallway are now decked in Lines wallpaper. The large master bedroom at the front of the house basks in the luxurious blue of Taubmans Shindig.

The bottom line

It was three weeks of intensive effort to transform this rough diamond into the inviting family home it is today. But the ultimate sign of the successful renovation of an investment property is whether the numbers stack up. With a total interior/exterior renovation cost of $67,760, it came in at just a whisker above 12 per cent of the cost of the property – a fantastic outcome. But did it turn a profit? The triumphant answer is yes, it certainly did. I purchased the house for $550,000 and it was revalued post-renovation at $690,000. This is a gross profit of $72,240. That’s the kind of outcome an investor seeks.

ANDERSON TOWNSHIP, Ohio — Jerry Whitney wasn’t looking to move, but he was looking for a clear route from his Anderson Township home to the airport on a day when interstate traffic was heavy. So he cut down Five Mile Road toward Kellogg Avenue.

“I didn’t want to miss my flight,” he said. “And then I saw this place and said, ‘Oh, my god, look at that barn.’ And then I saw a ‘for sale’ sign and Five Mile Creek behind it.”

He fell in love. When his wife of 14 years, Karen, saw it, she fell in love, too.

On Dec. 31, 2012, seven days after that first sighting, the Whitneys bought the 30-year-old horse barn and its seven acres at a 30 percent discount from a motivated seller. It cost them $300,000.

Fast forward 18 months and the Whitneys – who had no previous home construction experience – moved out of a 300-square-foot trailer on the property into a home like no other, a dream house they played a big role in designing and decorating.

The shock of the unexpected experience has worn off, but not the excitement and contentment they feel for their fully modern, energy-efficient barn house. Also still strong is their appreciation for their project partners – among them architect Marc McConnell, builder Paul Kapitula, Keidel Supply, A&S Lighting, Tate Builders Supply, Cooknee Cabinets, KBR Countertop Specialists, Home Depot, IKEA, The Container Store and Peoples First Savings Bank.

All these forces came together to produce a four-bedroom, three-bathroom showcase of modern architecture and engineering that surprisingly fits inside a big, old, round-top home originally built for horses.

Not only does the place run on a geothermal energy system that held down last summer’s utility bills to $90 per month, it is designed to be the Whitneys’ "forever home." The couple asked for and got what architects call “living in place” features that will allow the Whitneys, who are in their 60s, to stay in their home permanently.

The house’s hallways and doors are extra-wide. There’s a 4-foot-wide shaft just behind a door off the entry hall where an elevator to the second floor and its master bedroom can be installed if and when it is needed. Next to the shaft is a laundry room with a chute from the second floor. The master bathroom’s shower door is wide and wheelchair-accessible. Even the landscaping is designed to require minimal maintenance and no chemicals.

There are picture windows in every main room through which the Whitneys, for the rest of their lives, can watch the water rush down Five Mile Creek, lots of wildlife – deer, cardinals, doves, woodpeckers, nut hatches, tufted titmice and blue jays – and the moon and stars.

The Whitneys – she’s from Bridgetown and is a University of Cincinnati graduate, he is from Lima, Ohio, and is a Xavier University graduate – wanted to retain the bones of the barn. And there’s no mistaking what it used to be when you turn off Five Mile Road onto their curved driveway. The house’s Quonset hut shape is enhanced by two second-floor dormers, a glassy grand entrance and the original cupola poking out at the roof’s center.

The barn’s industrial-strength foundation passed inspection with flying colors and was retained, but most of the interior – the stables, tack room and hayloft – was gutted to the arched laminated beams that support the rounded roof. To keep it water-tight during a 100-year flood, the entire house had to be raised 14½ inches.

Architect McConnell was so inspired by the place, Jerry Whitney said, that he sketched the floor plan in eight hours and then started marking off the layout with blue tape.

What strikes visitors upon entering the Whitneys’ home is its whiteness, its angular walls and windows, and its uncluttered, modern décor. Yet hints of the barn are there in the entry in the form of a frosted two-paneled sliding door that leads into the living room and a long, floating ledge made of chocolate walnut Jerry Whitney picked up on a one-day drive to Kansas City, Missouri, and back.

The Whitneys had hoped to repurpose two sliding wood doors in the old stable, but their condition was too poor.

“So we were in IKEA one day, and we saw those panels on some cabinets and said, ‘There’s our barn doors,’” said Jerry Whitney, a sales executive with a logistics software company.

The doors might leak a little heat, but the gas fireplace and heated, polished concrete floors keep the living room warm.

“My parents came here for two weeks in October, and they were so warm. My mother learned how to work the thermostat and kept it at 70 degrees. We practically had to kick them out,” joked Karen Whitney, a longtime physician’s assistant.

To the left of the entry hall and beyond the elevator shaft, laundry room and mechanicals closet are two bedrooms that share what the Whitneys call their “spa room.” The bathroom features sparkly, speckled gray quartz countertops, a dual-sink vanity with matching mirrors, a standalone soaking tub and a glassed-in shower with grass-like textured tile. Chrome is the metal of choice for the hardware and fixtures.

To be added to the “spa” features later this year is a fenced-in outdoor shower.

While family photographs in the bedroom at the front of the house stir memories, the bedroom in the back is filled with a mix of family-made art and heirlooms and images from vacations the couple and their four adult daughters have taken.

A glass door from the back bedroom leads to a covered concrete deck that stretches almost the entire length of the house. The deck faces Five Mile Creek and the woods of Withrow Nature Preserve and is accessible from the living and great rooms as well as the 2½-car garage.

Walking back to the entry hall, visitors pass a colorful Campari liqueur poster and a large portrait of an 11-year-old Jerry painted by the late College of Mount St. Joseph art instructor John Nartker.

Across the hall is a stairwell that reaches to the roof. It features a light oak staircase with stainless steel chords and rail and leads up to two more bedrooms, the kitchen and a beamed great room. The vaulted room includes a sectional couch and two stuffed chairs, a glassed-in wine closet, recessed lighting and one floor lamp, a 9-by-6 picture window, a gas fireplace, a big-screen television and a separate dining area with chandelier that faces the front yard.

The great room is where they wind down on weekends with wine and the Wall Street Journal or watch birds – on sunny or gray days.

“Even if it’s raining, we don’t care. With all these windows, it doesn’t matter,” Karen Whitney said.

Three bird feeders hang off the fully plumbed, second-story deck where the couple grills out with friends and watches the ever-running creek and forest.

The 30-foot-long deck is party central when the weather is nice, but the kitchen fills the bill in the winter. Stainless steel appliances, a long, two-tiered white quartz cooking and eating island and glossy white and textured gray European-style cabinets give the kitchen the modern feel Karen Whitney prefers.

“It’s a fun, fun, fun kitchen to cook in,” she said. “We hosted Thanksgiving last year, and I couldn’t believe how easy it was to cook the meal. There’s so much space and convenience.”

To the side of the kitchen and overlooking the stairwell’s cathedral-shaped window is a quartz-topped desk that the couple uses as command central, to pay bills and handle other household business. 

Two bedrooms are situated down a hall behind the kitchen, but before them is an inviting, steel-railed spiral staircase. Karen Whitney uses the slanted-wall and naturally lighted bonus room – which has two large cubbyholes behind doors for storage –for yoga, Pilates and TRX workouts. The third floor’s balcony hovers over the kitchen and great room and provides an up-close view of a special light fixture suspended inside the windowed cupola.

“My parents gave us that,” she said of the brass and crystal chandelier. “It came out of the old Shubert Theatre in Cincinnati.” It lights up the great room like a stationary disco ball, her husband said.

A guest room with full bath and the master with bath and massive walk-in closet are back down the spiral staircase and below the bonus room. The couple outfitted their closet with a system purchased at the Container Store that holds all their clothes and accessories. There is no dresser or wardrobe in their room, just open space and a clear view from the bed of the backyard and the rising moon.

“It’s the most wonderful bed to sleep in, until you have to get up,” Karen Whitney said.

'We Took a Gamble on it'

The Whitneys had just remodeled their contemporary house on Little Dry Run Road, which sat on a half-acre and was what they thought they always wanted. Leaving it was far from their minds – until they spotted the old horse barn on Five Mile.

“We took a gamble on it,” said Jerry Whitney, whose experience rebuilding vintage cars equipped him with mechanical skills and gave him confidence they could build their own home.

“Our financial adviser said, ‘You guys are crazy if you don’t do it,’” he said. So they did, but not without sacrifice. Living in a trailer during the treacherous winter of 2013-14 and storing their belongings in a nearby 20-by-30-foot shipping container for 18 months weren’t the only challenges they faced.

“We’d never built a house before or made all the decisions we had to make, sometimes instantaneous ones like when your builder asks, ‘What do I do now?’ and you’ve got to have a decision right then,” he said.

“We turned it into an adventure that we could write a book about,” Jerry Whitney said. “Karen’s quote is, ‘We never thought we would live in a dream house, and now we own one.’ To go from a normal house to this is just amazing. I swear we were meant to be here.”

That same rating continues inside starting immediately at the foyer, which is large enough for a chest/table. Hardwood flooring that begins here is also throughout the first floor. Then it gets better.

What you get

Multi-glass paned French doors open to a spacious dining room with double crown molding and detailed bump boards. Two-built-in, lighted corner cabinets as well as shadowbox wainscoting are classy traditional touches. Seating eight to 10-plus for dinner is very easy in this elegant room. Recessed ceiling lights are another plus.

Another dining area — albeit more casual but almost just as large as its formal counterpart — is open to a wonderfully spacious kitchen and has access to an exceptionally wide deck that overlooks the grounds. Full glass pane sliders also allow in natural light.

A sizable mudroom area with access to both the deck and the two-car garage is nearby. So is the laundry room that has full size machines and, for added convenience, a sink.

The U-shaped kitchen is a showcase of good (and thoughtful) planning. In addition to an excellent work triangle, this large room has more than an ample amount of cabinet and granite countertop space. The pantry is a bonus.

The step-down "L" not only seats three but also doubles the amount of available work/prep space. Built-in desk space adjacent to the kitchen’s eat-in space also works as a server.

The family room, however, is a wonderful treat. Big and bright, this room is an inviting retreat with a soaring cathedral ceiling and a floor-to-ceiling brick-front fireplace. Accommodating conversation and play areas simultaneously is easily doable in this large room that overlooks the grounds.

A half bathroom is also on the first floor.

More upstairs

Like the rest of the house, the master suite exemplifies good planning. Yes, the sleeping chamber is big enough for a king-sized bed and even though the entire house has central air conditioning, an attractive ceiling fan provides an excuse to open the windows and enjoy soft summer night breezes.

A big walk-in closet (lighted, of course) is a great perk.

Recently remodeled/renovated, the en suite bathroom is a head-turner — especially the large walk-in shower with a rain shower head that has modified barn sliding doors (in glass). These are simply stunning.

Two sinks, a tile floor and an in-bath linen closet demonstrate that "practical" was not overlooked.

Of the three remaining bedrooms on this level, one is big with a double closet and the other is really big. This huge space has an extra wide double closet and is very bright. A slightly smaller bedroom — think office/nursery — has an oversized double closet but its view of the back yard makes this a most desirable spot.

The shared full bathroom with a tub/shower combination is another nicely sized space. Two sinks make this user friendly too. A large linen/medicine closet is an added convenience.

A pull-down, stand up attic great for storage is accessible from this level.

Let us not forget …

The fully finished lower level has several surprises. One is a huge office with a wrap-around desk and custom built-in cabinetry. Another finished room works as a play room or exercise space. However, inasmuch as this level has a large closet and a full bathroom with a stand-up shower, creating an in-law or au pair suite are certainly other options.

Hardly average, the oversized two-car garage comes with extras, too. Built-in storage cabinets — and plenty of them — are useful for sports and garden equipment. They help keep the garage neat-looking, too.

No adventure through California is complete without a stop in San Diego. DAY TWO:Los Angeles’ South Bay

A nice pit stop between San Diego and L.A. is the coastal enclave of the South Bay.
