With the median sales price for a home in the District climbing to $590,000 in June, according to Rockville-based multiple-listing service Bright MLS, prospective home buyers with a budget of $400,000 face challenges finding a place to purchase. When location near a Metro station is a priority and you need at least two bedrooms, a condo is typically your only option.
For example, the condo at 1815 A St. SE, Unit #103 in Hill East, is priced at $346,400, down from the original list price of $349,900. Monthly condo fees are $330 and annual property taxes are $1,703. The unit doesn’t include parking, but it’s within one block of the Stadium-Armory Metro station and the neighborhood is served by several bus lines.
The two-bedroom unit has 700 square feet and two bathrooms. The condo has an open floor plan that includes an upgraded kitchen with granite counters and stainless-steel appliances. The bathrooms also have been upgraded with ceramic tile flooring. Pets are allowed, and the building is professionally managed. The ground-floor unit has bars on the windows for additional security.

Assigned schools are Payne Elementary, Eliot-Hine Middle and Eastern High. The elementary and middle school have below-average ratings from GreatSchools.org, while the high school earns a six out of 10, which is average.
