With the median sales price for a home in the District climbing to $590,000 in June, according to Rockville-based multiple-listing service Bright MLS, prospective home buyers with a budget of $400,000 face challenges finding a place to purchase. When location near a Metro station is a priority and you need at least two bedrooms, a condo is typically your only option.

For example, the condo at 1815 A St. SE, Unit #103 in Hill East, is priced at $346,400, down from the original list price of $349,900. Monthly condo fees are $330 and annual property taxes are $1,703. The unit doesn’t include parking, but it’s within one block of the Stadium-Armory Metro station and the neighborhood is served by several bus lines.

The two-bedroom unit has 700 square feet and two bathrooms. The condo has an open floor plan that includes an upgraded kitchen with granite counters and stainless-steel appliances. The bathrooms also have been upgraded with ceramic tile flooring. Pets are allowed, and the building is professionally managed. The ground-floor unit has bars on the windows for additional security.

Assigned schools are Payne Elementary, Eliot-Hine Middle and Eastern High. The elementary and middle school have below-average ratings from GreatSchools.org, while the high school earns a six out of 10, which is average. Families can enter a lottery for access to charter schools and out-of-boundary options.

The property will be open Sunday from 1 to 4 p.m.

When you want to own a house near a Metro station and have a tight budget, a condo can be a good solution as long as you are careful to include the condo fee in your housing payment calculation.

While even condos in the District can be pricey, crossing the Potomac into Arlington can sometimes get you more for your money, but you’ll have to shop carefully. The median sales price in Arlington County was $625,000 in June, according to the Northern Virginia Association of Realtors.

Yet some condos are available to buyers looking for affordability. For example, the condo at River Place at 1121 Arlington Blvd., Unit #631, is priced at $195,000. The monthly condo fee is $450 per month, and annual taxes are $2,123 for the one-bedroom, one-bathroom unit, which has 716 square feet. The condo fee includes all utilities.

The condo was built as apartments in 1955 and has been renovated several times since then. This unit has bamboo floors in the living area, carpet in the bedroom, an updated kitchen with gas cooking and tile flooring, an updated bathroom with tile flooring, new paint and a balcony overlooking Rosslyn’s skyline and Freedom Park.

Community amenities in this high-rise development include elevators, indoor and outdoor swimming pools, a fitness center, a party room and a tot lot. Residents can walk to the Rosslyn Metro, shops and restaurants as well as across the Key Bridge into Georgetown.
