Everything about this 22-year-old Colonial rates rave views.

From the sweet arbor over the paver front walk that ends at a classic stoop — the house has black shutters, too — curb appeal, for example, is a "10." Colorful flowering perennials accent the neatly manicured lawn. Oh, the house is on a tree-lined street.

That same rating continues inside starting immediately at the foyer, which is large enough for a chest/table. Hardwood flooring that begins here is also throughout the first floor. Then it gets better.

What you get

Multi-glass paned French doors open to a spacious dining room with double crown molding and detailed bump boards. Two-built-in, lighted corner cabinets as well as shadowbox wainscoting are classy traditional touches. Seating eight to 10-plus for dinner is very easy in this elegant room. Recessed ceiling lights are another plus.

Another dining area — albeit more casual but almost just as large as its formal counterpart — is open to a wonderfully spacious kitchen and has access to an exceptionally wide deck that overlooks the grounds. Full glass pane sliders also allow in natural light.

A sizable mudroom area with access to both the deck and the two-car garage is nearby. So is the laundry room that has full size machines and, for added convenience, a sink.

The U-shaped kitchen is a showcase of good (and thoughtful) planning. In addition to an excellent work triangle, this large room has more than an ample amount of cabinet and granite countertop space. The pantry is a bonus.

The step-down "L" not only seats three but also doubles the amount of available work/prep space. Built-in desk space adjacent to the kitchen’s eat-in space also works as a server.

The family room, however, is a wonderful treat. Big and bright, this room is an inviting retreat with a soaring cathedral ceiling and a floor-to-ceiling brick-front fireplace. Accommodating conversation and play areas simultaneously is easily doable in this large room that overlooks the grounds.

A half bathroom is also on the first floor.

More upstairs

Like the rest of the house, the master suite exemplifies good planning. Yes, the sleeping chamber is big enough for a king-sized bed and even though the entire house has central air conditioning, an attractive ceiling fan provides an excuse to open the windows and enjoy soft summer night breezes.

A big walk-in closet (lighted, of course) is a great perk.

Recently remodeled/renovated, the en suite bathroom is a head-turner — especially the large walk-in shower with a rain shower head that has modified barn sliding doors (in glass). These are simply stunning.

Two sinks, a tile floor and an in-bath linen closet demonstrate that "practical" was not overlooked.

Of the three remaining bedrooms on this level, one is big with a double closet and the other is really big. This huge space has an extra wide double closet and is very bright. A slightly smaller bedroom — think office/nursery — has an oversized double closet but its view of the back yard makes this a most desirable spot.

The shared full bathroom with a tub/shower combination is another nicely sized space. Two sinks make this user friendly too. A large linen/medicine closet is an added convenience.

A pull-down, stand up attic great for storage is accessible from this level.

Let us not forget …

The fully finished lower level has several surprises. One is a huge office with a wrap-around desk and custom built-in cabinetry. Another finished room works as a play room or exercise space. However, inasmuch as this level has a large closet and a full bathroom with a stand-up shower, creating an in-law or au pair suite are certainly other options.

Hardly average, the oversized two-car garage comes with extras, too. Built-in storage cabinets — and plenty of them — are useful for sports and garden equipment. They help keep the garage neat-looking, too.

I decided to take the Gatwick Express train from Gatwick Airport to London’s Victoria Station, so as I left the airport I purchased a one-way ticket for £19.90. It’s worth pointing out that both Gatwick Express and regional Southern Railway local trains depart from the Gatwick rail station, all going to London. Don’t make the mistake that I did of paying for a Gatwick Express ticket and accidentally boarding the local train that takes the slow route to Victoria Station. 🙂

Victoria Station was an absolute cluster, and the line to purchase a ticket on the Tube was thirty deep, so I decided to try my luck at Uber instead. Pretty instantly, an Uber X car showed up and dropped me off at the front door of the Andaz Liverpool Street in 20 minutes.

It goes without saying London is a very expensive city, and that black cabs are famously pricey, and even Tube tickets are ~$3.50 a pop. I had no idea how much my Uber was going to cost, but I was pleasantly surprised to discover it was just a little over £10, or $15 — which became, for me, a game changer as far as getting around London is concerned. London is generally a tremendously inconvenient city, so Uber “fixed” one of its major flaws for me.

View from my Uber in LondonView from my Uber in London

Anyway, I got to the hotel lobby around 12:30pm. The Andaz is in a beautiful Edwardian-style building adjacent to the massive Liverpool Street Station. The hotel was actually built in 1884 as the Great Eastern Hotel, and refurbished as an Andaz in 2008.

Since Ben has already reviewed the Andaz Liverpool Street before (and since jet lag got the best of me and my photos are few and far between), I’ll keep the review brief and mainly focused on my experience with service and my guestroom.

The inside of the lobby was extremely modern, despite the historic nature of the hotel. Actually, the Andaz’s lobby was quite dark.

Like all Andazes, check-in is not done at a front desk but performed by roving attendants. I was checked in fairly quickly and given a key to a King room on the 5th floor.

Exiting the elevator on the 5th floor, I discovered that the hotel was… not laid out well.

Indeed, I think it was laid out by sadists. My room was a long walk from the elevator bank, and required about four different turns and intersections.

Unfortunately, when I got to my room my key did not work. A hotel employee happened to be walking by at the time, and he couldn’t get the key to work, either, so he promised he’d send someone right up.

I actually waited about 10 minutes before I decided it was easier to just get a new key myself, so I went back down to the lobby. This time, the attendant walked with me to the room with the new key, to make sure it worked. (It did.)

I’ve generally always been impressed with guestrooms in the Andaz chain, because even when there’s not a lot of square footage (say, in Amsterdam) the rooms are laid out strategically and make incredible use of space.

This guestroom, however, was a bummer.

Andaz King roomAndaz King room

It felt bland, unexciting and small, and because it was on the top floor, it had a dormer window and an angled ceiling. Tiffany had actually warned me in advance to request a room with “big windows” at the Andaz, and I wish I’d heeded her advice.

Usually Andaz is a brand known for whimsical, edgy rooms, but my room felt more appropriate for a Radisson or a Best Western, to be honest.

Andaz King roomAndaz King room

There was a charging station near the desk area that included an international adapter. By and large, I thought the desk area was a bit of a mess of wires and cables. Indeed, underneath the television was a massive bundle of cables running over to the desk area, totally exposed. It felt messy, and a bit tacky. (You can see the cables underneath the weirdly-low placed television set in the photo below.)

Desk and televisionDesk and television

The closet space and storage area was small, and basic.

Closets and storage spaceClosets and storage space

The room didn’t have an iron or ironing board, but reception sent me up an iron relatively quickly upon request.

The bathroom was very small. The sink is especially tiny, actually.

Andaz King bathroom sinkAndaz King bathroom sink

Luckily, there are two generous, backlit storage nooks of sorts built into the wall behind the sink, which were useful.

Andaz King bathroomAndaz King bathroomAndaz King bathroom nookAndaz King bathroom nook

Maddeningly, the hair dryer is not located in the bathroom, but rather is in a pop-up drawer in the desk in the guestroom, which makes zero sense to me.

Toiletries were “T London” branded, and I liked them quite a bit.

T London toiletriesT London toiletries

The shower was elevated from the rest of the bathroom, and quite dark.

Andaz King raised showerAndaz King raised shower

I set my phone up to charge and took a bit of a nap on the bed, which was quite firm but comfortable.

When I woke up, I started to take a shower. As Ben has noted before, some hotel showers are annoying, as is this one: the shower head and controls are way in the back, unreachable unless you’re in the shower and directly under them, so there’s no way to “test out” the water temperature before getting soaked.

It didn’t really matter, anyway, because within a minute of turning the shower on, one of the pipes popped out, spraying scalding hot water everywhere like a broken fire hydrant. I was able to sort of work the pipe back in place in order to redirect the water to come out of the shower head, but it popped out again almost immediately.

The bathroom floor, of course, was covered in about an inch of standing water.

Anyway, I was going out to meet a friend, so on my way down I stopped by the lobby to speak to someone about having the shower fixed.

I mentioned that I’d be going out for several hours, but that if they didn’t happen to be able to fix the shower, I’d appreciate being relocated. I tried to work in, “if you’re going to relocate me, I’d really appreciate a less depressing room with more windows,” and he seemed to acknowledge that I’d been assigned to one of the clunkers. I was hoping he’d proactively offer to change rooms right away, but alas, he didn’t.

I did like that the hotel was only about a 5 minute walk to the hipster neighborhoods of Shoreditch and Hoxton, which are becoming a crucial part of the London “scene.” I’d never seen Shoreditch before, and had a great dinner out on the town there.

In any event, the shower did end up being fixed when I returned to the room. I had to leave the hotel relatively early, so I hit the sack and set my alarm for 7:30am.

After a successful morning shower without scalding myself (always look for the small victories), I checked out of the hotel and called an Uber. The lobby attendant mentioned that my two in-room beers from the minibar had been comped because of the problems I had with my key and shower, which was a nice touch, though sort of a halfway gesture, but I’m not going to look a gift horse in the mouth.

Annoyingly, as soon as I pulled up my Uber app, I realized I’d lost my internet connection. It seems the Andaz cuts your Wifi signal the moment you’re checked out, which when you think about it is fairly inconvenient for precisely these reasons. One of the bellmen gave me the password for the Andaz Conference Center Wifi network so that I could call an Uber, but I was irritated that it took an extra few minutes when I was already in a bit of a hurry.

Andaz Liverpool Street London Bottom Line

I think there’s probably a right way to do the Andaz Liverpool Street and a wrong way.

Ben seemed to do it the right way earlier this year. Photos of his room look beautiful, and his room and bathroom were airy and spacious.

I think I must have done it the wrong way.

Essentially, the rooms seem to vary wildly at the Andaz Liverpool Street, so your mileage will vary based on which room you get. It’s absolutely worth asking for a bright, large-windowed room if possible. It’s also potentially worth asking for a room “closer to” (though not adjacent to) the elevators if you’re bothered by a labyrinthine walk to your room (as I was).

Service was largely helpful and quick, but I can’t say my experience wasn’t a bit tainted by an inoperative shower, an inoperative key, and a desk and television setup marred by a mess of tangled cables.

London is an expensive city, so if you’re looking to use your Gold Passport points to stay there, it’s worth noting both the Andaz Liverpool Street and the Hyatt Regency – The Churchill (which is more in the swankier western side of town) require the same level of points. If you’re in London for hip things, you’ll appreciate the Andaz’s location over the Hyatt Regency’s, but be sure to reach out to the hotel in advance to ensure a decent room, since some of the rooms are most definitely clunkers, as mine was.

4Space requirements for furniture
The usefulness of a dwelling highly depends on the way it is furnished. Well organised furniture will increase the usefulness of the dwelling. The following outline with measurements of furniture can be of help to make useful furniture planning. The outline will provide measurement on commonly used furniture and the required free space around the furniture, when they are used and space required for cleaning. Hall way / Entrance A wardrobe or a rack with hangers for 4 persons requires min. 600 x 1200 mm, and a chest of drawers approx. 400 x 800 mm plus free space in front approx. 900 mm. The hall should have a free floor area of at least 1300 x 1300 mm. Bedrooms The size of a bed is approx x 900 mm. Besides that a free space of 700mm along the bed is required. Space required in total 2100 x 1600 mm. 700mm as free floorspace along the bed is not much for cleaning. With 1000 x 1200 mm cleaning becomes much easier. A combined bed- and living room for one person should have a width om min. 2400mm and a floor area of at least 10m2 to give reasonable possibilities for organising furniture in the room. There should be at least 900mm free space in front of wardrobes/cabinets and table to allow space for cleaning and movement.

double bed requires approx. 2100 x 1800 mm, and with free space approx. 2700 x 3200mm including passage at one end og the bed." class="image_link uk-text-large uk-margin-small-left uk-margin-small-right"> 5Bedrooms continued A double bed requires approx x 1800 mm, and with free space approx x 3200mm including passage at one end og the bed. A bedroom furnished with a double bed, should have a floor area of at least 12m2 and one full wall lenght of at least 3200mm. (without windows or doors) Placed parallel two beds including free space occupy at least 2700 x 2100 mm. Two beds placed at an angle should be spaced with a distance of at least 600mm toallow space for cleaning and doing the bed. Total space required for such two beds is approx x 2100mm.

6Arrangement of bedroom
Here are 3 examples of room for one person. The floor area is 8, 10 and 12 m2 The examples illustrate how much can be achieved by increasing the floor area with a few m2.

7Living rooms A sofa and two easy chairs require approx x 3000mm, with three chairs approx x 3000mm and with four chairs approx x 3000mm. In a common living room there should be at leat 3000mm wall space for chest of drawers, bookscase and shelves etc., where books, papers,tv, radio and taperecorder can be placed. An ordinary office desk requires approx. 800 x 1600mm plus space for a chair 900mm, in total 1700 x 1600 mm. A small desk requires approx. 600 x 1200mm plus space for a chair 900mm, in total approx x 1200mm

8Dining area A dining area for 4 persons require approx x 2400mm and for 8 persons approx x 2400mm. Additionally 600mm space for passage should be included at one table end. A dining area with a round table for 4 – 6 persons require approx x 2800mm. If extended for 8 persons the space required is approx x 3400mm. Additional space should be included for passage on at least one side of the table.

9How the individual rooms can be arranged
The possibilities of arranging furniture in a room depends on the size and shape of the room as well as the placement of windows and doors. A room with sizes of approx. 3 x 4 m kan be utilised in a number of ways. For example as bedroom, living room or dinning room.

10Kitchen equipment Kitchen
In a dwelling for persons there should be approx. 4 m work top including cooker and refrigerator, and in an dwelling for 4 – 6 persons the length shuold be approx. 4 – 5 m. Regardless of the kitchen type and shape the best working sequence is aquired when the individual workplaces and work tops in principal are arranged as shown on fig. 1, with dish washing area at the left side. The closet for broom can be placed outside the kitchen, for example in the scullery or entrance room. Also the fridge can be placed outside the kitchen. Dish wash Preparation Cooking Fig. 1 Kitchen Work tops and fixtures for dwelling with 2 – 3 persons Kitchen Work tops and fixtures for dwelling with persons

Dish washing area. Preparation. Cooking." class="image_link uk-text-large uk-margin-small-left uk-margin-small-right"> 11Arranging the Kitchen Dish washing area Preparation Cooking For convenience the cooking place should be placed to the right and the dish washing area to the left side.

12Distances and heights in kitchens

1340m2 utilised in 3 different ways

14Bathroom equipment and arrangement
Bathrooms To ensure a reasonable free floor space and space for cleaning in the bathroom, there should be a free distance of at least 1100mm in front of sanitary equipment. In an extra WC – room a free distance of 600 – 800 mm could be acceptable, but the space is limited and cleaning difficult. Passage With a free area of 600mm one can pass between two pieces of furniture or between a piece of furniture and wall. If 900mm is available one can pass carrying a tray or a bucket and a broom. Areas with intensive traffic, for example between two doors, or between a sofa and a dining place or along a staircase, should be at least 1000mm wide.

15Examples on how bathrooms can be arranged

16Placing of Doors The way a door is placed and the space it occupies when opened, has great influence on the way the room can be furnished and arranged. A door placed close to the corner of a room can be left open without interupting anything. With a distance of 400mm from the corner there is space for a bookcase or shelf behind the door. With 700mm distance a wardrobe or closet can be fixed behind the door. If the distance is 1000mm between door and a corner, it will be possible to place a bed next to the door and if there is 1500mm there could also be room for a bed table. A distance of 2200mm between door and corner allows a bed or sofa to be placed along the wall.

Review: Park Hyatt Toronto

Read article : Review: Park Hyatt Toronto

I spent about 36 hours in Toronto this past weekend visiting friends, which was my first time spending a night in the city. In the past I’ve visited the city for an afternoon during a long layover, and I’ve spent the night near the airport, but I’ve never spent a night in the city.

As a Hyatt and Starwood loyalist I took a close look at the options — Hyatt has two properties (a Regency and a Park), and then Starwood has several properties, all of which are mid-range and look cookie cutter.

So I decided to book the Park Hyatt Toronto, which had rates of 279CAD per night (~215USD). Best of all that rate was bookable through Virtuoso, which got me the following benefits:

  • Upgrade on arrival, subject to availability
  • Daily full breakfast, for up to two in room guests in restaurant
  • $100 USD equivalent Resort or Hotel credit, to be utilized during stay (not combinable, not valid on room rate, no cash value if not redeemed in full, not applicable to Spa Products purchases or Gift shop)
  • Early check-in/late check-out, subject to availability

Admittedly a lot of these perks overlapped with my Diamond status, but at a minimum I’d be getting a 100CAD hotel credit. The Virtuoso rate was the same as the flexible rate and just 15CAD per night higher than the advance purchase rate, so was well worth it to me.

I should note that before I stayed here, several friends warned me that this is one of the dumpier Park Hyatts out there, and isn’t really worthy of the Park Hyatt flag, so I came in with fairly low expectations.

I took an Uber to my hotel on Friday evening, which cost about 35CAD. The drive took about 40 minutes, as I was fortunately arriving shortly after prime rush hour.

This is one of the larger Park Hyatt properties, with 346 rooms. The hotel has two towers, which are connected by a long hallway and the lobby.

As I pulled up to the hotel I was completely ignored by the bellmen. Not that I needed help since I just had a carry-on, but usually at luxury hotels (or any hotels, for that matter) they’ll at least greet you and point you towards reception.

When facing the hotel, the lobby is located towards the left, and it’s definitely rather old world, though at least manages not to be too outdated.

While the bellmen ignored me, the front office associate checking me in was extremely friendly and efficient. I was checking in at around 7:20PM and told her I had dinner plans at 7:30PM, so she had me checked in within a minute. She informed me that I’d receive breakfast, and that I’ve also been upgraded to the hotel’s single renovated room, which they’re testing as a model for how to redo all the rooms

I was also given a letter explaining the Virtuoso privileges.

My room was located on the opposite side of the hotel, so I took the long hallway to the other end. I sort of loved the design of the hallway, which is timeless, in my opinion.

At the end of the hallway were the three elevators to guest rooms (which are slightly less timeless, in my opinion).

I took the elevator up to the eighth floor, where my room was located.

I was assigned room 833, which had me turning left out of the elevator, and then it was at the end of the hallway on the right. Let me say once again that this is the one renovated room in the hotel, which they apparently completed a bit over a month ago. They’re testing it for a while to work out the kinks, and will then bring the design hotel-wide.

The room featured a wide entryway, with a connecting door on the right and the bathroom on the left. The room was quite large and it’s clear they wanted to fill all the space, though I found the presence of two benches in the entryway to a standard room to be a bit odd. I can see using one as a luggage stand, but two seems like an overkill.

The room was a great size, with a king size bed, curved couch, and desk.

The king size bed was extremely comfortable, and I especially liked that the pillows were quite large (I really don’t like square pillows).

The desk featured a comfortable leather chair, lamp, and phone.

Then in the corner was a curved couch which could seat several people. There was both a side table, as well as a larger table in front of the couch. The couch was comfortable, so I really liked the design, as I haven’t seen one of these in a hotel room before.

There was a big lamp behind the couch. The only issue is that best I could tell you could only turn it on using the button which was on the floor behind the couch. There was no easy way to reach it, though.

Across from the bed was a large flat screen TV on a chest, and next to that was the minibar.

There was an illy coffee machine inside the minibar, which made some great coffee — I actually liked it more than a Nespresso machine.

The refrigerated items in the minibar were all in a pull-out drawer, as I’ve found to be the case at many hotels.

The room faced views of the surrounding streets and buildings, though since I was only on the eighth floor, there wasn’t much to see. At least the immediate area was pretty quiet.

The bathroom featured a sink, toilet, and then a walk-in shower.

The toilet was located to the right of the sink, and wasn’t partitioned off in any way.

Park-Hyatt-Toronto - 22

Then there was the shower, which had fantastic water pressure and two heads, but there’s just one major issue — the shower controls are on the opposite side of the shower of where you enter. The shower controls aren’t labeled, so the only way to turn on water is by getting in the shower and getting soaked. It amazes me how many hotels screw this up — have the people who designed these showers never stayed in a hotel before?

All bath amenities were the Bergamote 22 line from Le Labo, which is tough to beat.

I’ve never stayed in the old rooms, though I think the hotel did a fantastic job with their new model room, all things considered. The decor is modern and (for the most part) functional, so I assume this will be a huge improvement over their old rooms.

The first morning I had breakfast at the hotel’s restaurant, Annona, which serves breakfast starting at 6:30AM.

The breakfast menu read as follows:

I selected the “Leisure Weekend Breakfast.” While breakfast was included, I couldn’t help but think it was an especially good value for breakfast at a luxury hotel, especially when you consider the prices are in CAD and not USD.

The breakfast came with illy coffee and fresh squeezed orange juice. Since the breakfast included waffles, I was brought a cute maple leaf-shaped bottle of maple syrup.

The breakfast began with a yogurt parfait, which was tasty as could be.

Once the main arrived I realized I had ordered way too much food. Breakfast consisted of toast, waffles with strawberries and bananas, scrambled eggs (which I requested well done), breakfast potatoes, and a side of fruit (which I was offered since I didn’t want any of the meat which usually comes with breakfast).

Park-Hyatt-Toronto - 37

Breakfast was tasty, though service was slow. There seemed to be one guy serving the entire area, so when I was done it was 15 minutes before I could flag him down and sign the check.

I also ordered room service lunch one day (I know, Anthony Bourdain would be appalled), and ordered french onion soup, chickpea curry with broccoli, and coffee.

Both dishes were excellent.

I also used the hotel’s gym once, which is on the basement level. I’m not sure if they’re renovating the gym and just have a temporary setup or what, because the gym was abysmal.

Park-Hyatt-Toronto - 41
Park Hyatt Toronto gym

It had more than enough treadmills, ellipticals, and bikes, but other than that just had a set of weights and three weight machines. That would be acceptable for a secluded resort, but for a city hotel that seems rather underwhelming.

My flight on Sunday morning was at 8AM, so I left the hotel at around 6AM. Check-out was efficient, and the drive to the airport took about 25 minutes.

Park Hyatt Toronto bottom line

Is this property to the level of the Park Hyatt Maldives, Park Hyatt Sydney, etc.? Nope. But it’s a solid city hotel, and given the price point, I’d definitely return.

The renovated room was well done overall, so it’ll be great when the design is expanded to other rooms. I found the hotel’s location to be good, though I’m also not an expert on Toronto. Service at the hotel was hit or miss, and the hotel lacked the lux feeling you get from some other Park Hyatt properties.

But overall Toronto doesn’t seem like an amazing hotel market, so I’d recommend the Park Hyatt (at least the renovated room, which is all I can speak to as of now).
