Can you imagine that a 32 aquare meter apartment can be functional and accommodate everything necessary? If not, then this amazing space will change your mind: it’s a comfortable space designed using the smartest solutions, let’s consider them all.

There are three separated zones: a bedroom, a living room and a kitchen-dining room, and the lack of space is no hindrance for comfort or style. Colors and materials are used for separating spaces; the palette is limited to white and light wood, one more trick used for effective zoning is a different ceiling height.  Smart storage solutions are another feature of this home: a decluttered space looks larger, so most of the storage is hidden. The furniture is made of maple, there are bold accents made with accessories.

Italians are very health conscious. They also attach great importance to their appearance and go to great efforts to improve on what nature has given them.

In the early post-war period, neither financial nor technical resources were sufficient to allow home improvement to extend to the bathroom areas. The small amounts of "extra" wealth that were available were devoted to the areas of the home that were most in view to the outside world, in particular the living room and the dining room. Also a relatively high proportion of the family income was devoted to clothing as one's personal appearance outside of the home was of utmost importance to establish one's position in society.

Needless to say, the situation is now completely changed. The growth of Italian wealth, the society's pursuit of beauty and art, the availability of advanced technical solutions and infrastructure, and the individuality of Italians is nowhere better illustrated than in the extraordinary lengths to which home decorators go in designing and equipping bathrooms. Bathrooms that were long neglected are now seen as very important parts of the home devoted to the health and well-being of the occupants. And in achieving health and well-being, style is of utmost importance to Italians.

Modern Bathroom Designs in 2010.

The quest for style covers all aspects of bathroom design, from the wall and floor tiles, to the doors and knobs, to the sanitary appliances and the lighting. The world of ceramic tiles is vast, and information about the use of this material for decorating bathrooms and kitchens will be discussed under a separate section. In the current section, information will be provided only regarding the latest trends in sanitary appliances designed to make Italian bathrooms similar to health and beauty spas.

Until a few years ago, the utmost in bathroom wellbeing was seen to be the installation of double washbasins and Jacuzzi-type bathtubs. Nowadays, homes normally have one bathroom with a tub, but the other bathrooms are generally equipped with showers. As regards tubs, the latest design has been devoted to developing solutions that are "anatomic", while the showers are designed to attain the ultimate in personal hygiene and wellbeing. Thus, for example, the company Titan promotes a full immersion tub designed to ensure maximum comfort.

"Titan, faithful to its promise of fitting out completely the bathroom entirely with the Genesi design project, presents at Cersaie 2002 the evolution of the Genesi line. A project initially started with the creation of a multi-wellbeing whirlpool bathtub designed by Takahide Sano, expands the line with a series of accessories and products devised to follow the philosophy of a refined layout and characterised by exclusive aesthetic harmony. The same care taken over the bath tub has been lavished on the attention to detail, accessories and complements of the line designed by Takahide Sano.

The bath tub is enhanced by a set of taps on the side of the tub complete with mechanical mixer, flow nozzle and extractable shower head with automatic flexible hose rewinding, made in steel and with accessories inspired by Japanese minimalism such as the head rest and the folding seat. These are both made in curved natural beech wood which, with their refined and functional design, allow anyone to take advantage of the benefits afforded by the whirlpool bathtub. The new Genesi shower tray, coordinated with the Ramses R-S5 shower enclosure thanks to its clean cut lines and the high quality finishes highlighted by the lightness of the design, maintains the same coating characteristics as those of the tub.

Bleached oak or natural mahogany are the natural materials for the front inspection panels and for the non-slip centre footboard, while white or "night" satinised methacrylate is used for the shower base. The presence of the new bidet and sink taps equipped with a single-control mechanical mixer and a flow nozzle with jet diffuser and waste pipe control lever, made entirely in steel, are further proof of the will of Titan to complete the Genesi project, creating a bathroom in which all the elements echo the stylistic elegance of the collection. New products for a collection in continual evolution, where the idea of beauty is combined with that of functionality to create a new contemporary bathroom concept dedicated to well being. Titan continues along its course eliciting increasingly new sensations, for high quality products, studied right down to the smallest details that guarantee multi- wellbeing in one's own home.

They also sell a shower box that can be operated as a Turkish bath.

Moreover, the company guarantees that bathroom design can be personalized with for example stones, marble, mosaic or wood to create a unique atmosphere. The company Cesana promotes its shower boxes as possibly the best, while PDP has created walk in showers with right-hand and left-hand entrances of the series Elite.

Suffice it to say that the company's sales line is "A thousand bathrooms, and in addition yours", and here too attention is given to design and practicality as in the case of the Cantica line where the appliances are free of floor stands that only collect dust and are difficult to keep clean. Innovative design is also characteristic of the line of ceramic sanitary appliances called "Qube e Rond" of the company Axa (www.axaonline.it).

In recognition of the increasing age of the Italian population (the country has one of the lowest birth rates in the world), attention is being given to the health needs and wellbeing of the older generations also in the design of bathroom equipment. Thus, for example, the company Busco (www.busco.it) has created the Auxilia easy access tub, for therapeutic showers, hydro-massage and hydrotherapy of the possibly less agile generations.

An important feature of Italian decoration of bathrooms is the use of ceramic floor and wall tiling. Resistant to years of use, easy to care for and to clean, available in a wide range of colors and designs, ceramic tile is the preferred decorating material used for bathrooms in Italy. Marble is also used, but the costs are somewhat higher. There are enormous numbers of producers of ceramic tiles for bathrooms. These extend from the designer tiles by such well-known names as Laura Biagiotti, Valentino, and Versace to little known small manufacturers providing quality materials. The tiles are available in all possible colors and sizes. It is even possible to decorate a bathroom with tiles that look like mosaics.

This page is an overview of the appliances you will find in most vacation rentals in the United Kingdom.

Plugs

UK plugs are not the standard plugs used in much of Europe. They are as pictured below. You need a plug adapter for the electrical things you bring to the UK. See our Europe Trip Planning - Electronics page for more information about plug and power adapters.

Wall Switches/Plugs

Plugs in England have an extra level of safety - an on/off switch for each socket. In the photo below, you can see the socket with the plug in it is turned on (on the left), but the other is off. Put the plug in the socket with the socket turned off, then turn on the socket. Remember the voltage is much higher in England and you do not want to get a shock when putting in the plug. Turn the socket off when the appliance is not in use.

Telephones

Many vacation rentals in England do not have phones. Most holiday cottages are used by people from England and it is assumed that they either want to "get away from it all" or will have their own cell phone. If a cottage does have a phone, it will be one of the following types:

  • Coin Box Phone: You can make out going calls using coins, but you cannot receive calls and you cannot use it with your computer to go online (there is no place to plug in the phone line).
  • Incoming Calls Only: This is a regular phone, but it has been set up so that you can only receive calls, you cannot make any calls. You cannot use it with your computer.
  • Telephone: Usually this means a phone that you can use to receive or make calls, but always check to be sure. If you need to connect your computer to a phone to go online, be sure to tell the agent/owner and confirm that you can do this. Some phones are hardwired into the wall and you cannot unplug the phone and plug in your computer modem.

Stovetops and Ovens

In England, most vacation rentals have stovetops and ovens. Some ovens have a fan setting for defrost or for oven cooking. If the oven does not turn on, check the fan setting.

Water Heaters

A common type of water heater in vacation rentals is an "on demand" heater; the water is heated as it runs. It can be slow to get the hot water started, but usually these work very well. In our Winchcombe cottage in 2004, the water heater was used for the heating system as well as the hot water. Beware if you are trying to run two showers or a basin tap and a shower at the same time since from one of these ‘combi’ boilers, as they are known, as the flow rate will be very disappointing. We have also run across immersion water heaters. These you turn on 30 minutes before you have a bath or shower, but you may not have to do this as they are often on timers to ensure that there will be sufficient hot water in the morning or for bedtime.

Washing Machines and Dryers

Many vacation rentals have a small washer/dryer combination; this is one machine that looks like a washer, but it also a dryer. You put in the laundry and it washes, spins, rinses, and then dries. These are usually small machines and you do not want to fill them too much, or the dryer will not work. Fill them about 2/3s full. You can often get a better result by doing the wash, taking out the clothes and dividing into two shorter drying sessions.

How To Use

On the control panel you find the following: a drawer to pull out and add soap (on the left), buttons for economy wash or half load, the descriptions of cycles, settings for the dryer (length of dry time), settings for the cycle, on/off button.

For adding the soap, usually there are two places labeled 1 and 2. If you select a prewash, put soap for the prewash in compartment 1. For the regular wash, put soap in compartment 2.

Set the cycle, set the time for drying (usually 60 or 90 minutes), put in the soap, load the clothes, close the front loading door, press the on/off button. Make sure the power is switched on (at the wall). Many of the cycles are quite long (two hours for the wash alone is not unknown): unless you are washing sheets or towels, use the Half Load option. The ‘Quick Wash’ cycle on most machines of between 25 and 45 minutes gives a perfectly adequate result for clothes unless it has been a particularly muddy hike! The Economy button often means either a reduced heat or water just as it comes from the water tank or pipeline – fine for the summer months or if using the latest low temperature washing detergents.

Electric Kettle

All English vacation rentals have an electric kettle and they are fabulous. They boil water in just a few minutes! Put the water in the kettle, put the kettle on its base, turn it on (there will be a switch, usually on the handle, and a light comes on), and the water is boiled before you know it. The kettle turns off once the water has reached a rolling boil. (Make sure the socket is turned on at the wall!)

Cafetiere

You will find "cafetiere" coffee makers in most cottages. They are also called a "French Press".

To use: Take the top and the filter off, rinse with warm water, put in the ground coffee, pour boiled water over the grounds (make sure it is "off the boil"), put top and filter on and let sit for a few minutes. Then gently push the plunger down so the filter and coffee grounds move to the bottom and the coffee sits above. Pour when the plunger is all the way down.

How much coffee? Use the same amounts as for a drip coffee maker. The caffetiere in this photo holds 4 cups (5 oz. per cup, total of 20 fluid ounces). I put one tablespoon of ground coffee for each cup - 4 tablespoons. This might be a bit strong.

Balmain has played host to its fair share of terrace makeovers and warehouse conversions in recent years but this new build in Beattie Street turns up the volume on industrial-inspired design and super-sized spaces.

The brief for architect Shaun Carter of Carterwilliamson was to retain and celebrate as many materials as possible from the former timber mill building, to flood the space with light and to bring a new level of luxury living to the peninsula. Carter has succeeded on all counts.

You would struggle to find more generous accommodation in Balmain. Oversized doors and enormous windows prevail, and on the bedroom level, a wide hallway and three-metre-high ceilings are matched by a four-storey void that throws light right through the building.

Exposed steel beams and weathered steel wall panels sit comfortably alongside original floorboards, ironbark stairs and off-form concrete finishes.

When it comes to renovating your house, there are a number of simple tricks you can implement to ensure a profit when the time comes to sell.

Justine Wilson, the Director & Principal Stylist of Australian company Vault Interiors, has spent years perfecting the art of interior design, property styling and photography styling to help people boost the value and appearance of their homes.

Here, she shares her tip tips for renovating for profit and some of the biggest mistakes homeowners make before selling.

THE BATHROOM 

According to Justine, a bathroom renovation will set you back between $15,000 and $20,000 on average depending on the size of the bathroom and quality of finishes.  

'If you go the whole hog, think about using large-scale tiles, freestanding bathtubs and waterfall showerheads for a designer look,' she said. 

'A grey colour palette paired with natural stone is on trend. If you have a lower budget, think about swapping out the old vanity/shaving cabinet for new, and changing the tap ware for a quick update. 

'Spraying old bathroom tiles white is also an affordable way to spruce up your space. These quick tricks will set you back closer to the $3,000 mark.'

THE LIVING/DINING ROOM

The key to adding value to this space, Justine explains, is to connect the zones. 

'People gravitate towards open plan living and combing the two areas by removing walls can really add to the feeling of light, function space,' she said.

'Costing will depend on the structure of the existing property, if you require a support beam this can set you back anywhere from $30,000 - $50,000 depending on the scale of your renovation and how much you adapt the current floor plan. 

Justine said that for 'a quick makeover' homeowners should consider painting all the current walls white and installing floating timber floors. 

'This will be less costly than a full renovation, but will give any home a modern feel. Changing feature pendants lights is also a quick win. Bunnings or Beacon Lighting offers great affordable ranges,' she said.

What are the biggest mistakes homeowners make before selling? 

The biggest mistake to make when renovating for sale is to over capitalise and spend too much, especially on details that are taste specific.

Keep things simple, choose a neutral base colour scheme and apply it throughout the whole property.

This extends to the wall paint, carpet, kitchen and bathroom finishes, that way the house will feel tailored and considered. 

Beige or grey tones are the most on trend schemes. If your budget is tight focus mainly on the facade and as a minimum I always suggest fresh paint and fresh carpet as well.

THE STUDY 

According to Justine, studies can add value to a property as so many people now work from home. 

The key to adding value here is to 'add ample storage and function' through things like inbuilt bookshelves and a floating desk system. 

'Make sure that there are ample power and data points and task lighting is also important,' Justine said.

'Nice joinery will set you back anywhere from $2,000 - $10,000 depending on the material (laminate or polyurethane or solid wood). 

'Think about extending your kitchen or wardrobe joinery to create a "study nook" either off the kitchen or in a bedroom. 

'Any dead space can be turned into functional space with the right design.'

THE KITCHEN 

According to Justine, 'kitchens sell houses', so kitchen renovations are quite important when it comes to adding value. 

'If renovating for profit, opt for mid range appliances and stone counters as the majority of people will be looking for both,' Justine said. 

'Cupboards can be laminate if on a budget or custom polyurethane for a more designer edge. Most buyers prefer neutral tones in kitchen design so think white/ greys and avoid bold colours as it can be too taste specific. 

'A quality mid range kitchen will usually cost around $20,000. If at all possible try to incorporate a kitchen island (which may mean removing walls) it will be money well spent and will create the open plan scenario buyers like.'

THE GARDEN/OUTDOOR AREA

Justine said homeowners should aim for a garden or outdoor area to reflect the popular 'alfresco lifestyle'.

'If there is potential to add a paved or decked area that allows for an outdoor lounge or dining setting this will add value as it creates usable space,' she said. 

'A deck will cost anywhere from $5,000 upwards depending on size but a paved area will be a cheaper option usually around a few thousand. 

'When building these areas considering adding nice lighting and some form of cover (either fixed or retractable) to make the area all weather friendly. 

'Putting in a few low maintenance feature plants such as yuccas will look nice and fill up empty garden beds with wood chip to make it look presentable.'

THE FAÇADE 

Street appeal, Justine says, is one of the most important things to focus on during a renovation as it is the first impression people have of your home. 

'Consider painting the facade prior to sale - Colourbond has some great exterior colours,' she said. 

'Fix any issues such as damaged fencing, guttering or broken outdoor lights. 

'Having a definite path to the front door is key and often overlooked. If you don’t have a path, create one with stepping-stones or hedges and woodchip.

'It may cost anywhere from a few thousand to $5,000 to get the front of your property right - but it is money well spent.'

The 25 most expensive ZIP codes in the US are unsurprisingly concentrated on the coasts.

Real estate listings site Property Shark recently used data from all residential transactions closed in 2016 to determine which ZIP codes across the US were most expensive for buyers.

California dominated the list with 17 cities represented, including well-known places like Beverly Hills and its famous 90210 ZIP code.

New York also claimed six spots, with pricey Hamptons favorite Sagaponack coming in at No. 1.

Only ZIP codes containing more than five sold properties were considered for the list. Property Shark helped us find listings that were close to each of the ZIP codes’ median sales price. Check out the full list below:
