Farm Buildings and Equestrian Facilities - Draycott House provides an extensive range of traditional and modern farm buildings which are further described within the sales particulars.

The Farmland - The farmland which comprises about 149 acres (60.2 hectares) of permanent pasture land has historically supported a beef herd in addition to providing valuable grazing land for the former equestrian activities on the farm. The farmland has also been utilised previously as a cross country course for numerous equestrian events. The land is predominantly Grade 3a and 3b as recorded in the Soil Survey of England and Wales. The farmland is further described within the sales particulars.

Tenure. The property is offered for sale freehold, subject to any existing leases, licences or tenancies of any kind.
Method of Sale and Lotting. The property is offered for sale by private treaty as a whole or in lots as described within these particulars. Consideration may be given to further subdivision of lots and combinations of lots. In the event of a sale in lots, cross rights and reservations may be imposed and granted for the provision of access, maintenance and services.

Holdover. Subject to the date of completion, the Vendors may wish to retain a right of holdover to remove certain fixtures and machinery off the property. There may also be a right of holdover on the farm buildings and further rights of holdover may be required to remove any livestock off the property. Rights of holdover may be required into 2018.
Employees/TUPE. Where applicable, the purchaser will be responsible for taking on existing employees, eligible under the Transfer of Undertakings (Protection of Employment) Regulations.

Unregistered Land. The title to the Property is registered save that the access drive off Hopwell Road to the east of the farmstead is currently unregistered. The Vendors believe that this access drive was originally public highway but was stopped up when the A52 dual carriage way to the north was built. Please note that the Vendors will sell the Property (both registered and unregistered parts) with no title guarantee.
Overage Provision. The property will be sold subject to an uplift provision. Lots 1, 4 and 5 will be sold subject to an uplift clause specifying that 30% of any increase in value of the land or buildings due to development (as defined in Section 55 of the Town and Country Planning Act 1990) will be payable to the Vendors should such development occur within 25 years from the date of completion. The uplift will be payable upon sale or implementation but shall not be triggered by any development for agricultural and/or equestrian purposes. Lots 2, 3, 6, 7 and 8 will be sold subject to an uplift clause specifying that 20% of any increase in value of the land due to development (as defined in Section 55 of the Town and Country Planning Act 1990) will be payable to the Vendors should such development occur within 25 years from the date of completion.

Services. We understand that mains electricity and water supplies are connected to the property. We understand that drainage is to a private system. (Savills have not tested any service, equipment or facilities. Purchasers must satisfy themselves by inspection or otherwise).
Sporting, Timber & Minerals. The sporting and timber rights, so far as they are owned over the freehold of the property, are included in the sale. The mineral rights and ancillary powers of working are reserved to a third party across the majority of the property.
Wayleaves, Easements and Rights of Way. The property is sold subject to, and with the benefit of, all existing wayleaves, easements and rights of way whether public or private and covenants whether mentioned or not. There are a number of public footpaths that cross the property. There is a right of way in favour of Severn Trent Water to access a pump station located upon the property. The pump station lies to the north west of Draycott Farmhouse. The property is also subject to an easement in favour of Severn Trent Water.
Fixtures and Fittings. All tenants' fixtures and fittings are specifically excluded from the sale of the freehold of the property.

Viewings. All viewings are strictly by appointment with the selling agent. Access to all and any part of the property is strictly prohibited without prior appointment.

Health and Safety. Given the potential hazards of a working farm all viewers should take care and precaution and be as vigilant as possible when viewing the land and buildings.

Overnight passenger train travel can be more expensive and slower than air travel today. So why should you go? And where?

After spending two nights traveling the Canadian Rockies on VIA Rail‘s Canadian, the ‘why’ is easy to answer: in an age when traveling to a destination has become only about getting from Point A to Point B in a rushed, often stressful manner, a few days (or more) aboard a passenger train is a vacation in itself. The pace is relaxed, the scenery can be fantastic, and the service is friendly. After my experience aboard The Canadian, I would venture to say passenger train travel is in fact the sole remaining mode of idyllic transportation from the golden age, outlasting air and cruise travel.

Incorporating a VIA Rail journey into a Canadian vacation itinerary will greatly enrich your trip. There are many routes to choose between, the longest being the four day journey from Vancouver to Toronto on the Canadian. We opted for a fraction of this trip, embarking in Vancouver and departing in Jasper, Alberta (then returning on the same route after days of sightseeing in the Canadian Rockies). The 20-hour one-way trip was spent taking in the scenery from one of several observation cars with 360 degree views, dining in the relaxed yet elegant dining cars, getting to know fellow passengers, and sleeping, reading, working, or napping. We found that the ‘rail level’ views and relaxed pace afforded a more intimate experience with the British Columbia and Alberta wilderness.

Who to take with you:

If you’re bringing kids, I wouldn’t recommend this trip for kids under age six (though as always, parents know their own children best). During the rail trip, passengers are definitely confined to a series of train cars, and young kids would certainly get restless. Is there enough for older kids to do? Here’s what we found: a variety of board games in the ‘activity cars’, on-going snacks and juices in the lounges, and interesting sights out the window, whether it be scenery whizzing by or temporary stops at stations or through towns. In other words: not a lot of on-board entertainment.

If you travel with kids, we recommend downloading a few movies onto a computer, iPod, or iPad, and bringing plenty of reading material, activity books (such as coloring books) and card games. Plan on several hours between each meal that you’ll need to fill. Expect a primarily-adults-only passenger list: during our October trip, we saw only two children aboard the Canadian. This is not to discourage families from bringing kids: rather, know you’ll need to bring diversions and entertainment as needed. WiFi was not available aboard our train, though 3G and 4G service could be found via roaming off and on.

Which fare to book:

Determining which fare is right for you can be tricky. On the Canadian, there are two basic options: sleeper or economy. In economy, you’ll get a seat that reclines, access to an observation car with upper deck, access to a lounge with tables and chairs, and the option to buy food at the Starlight Cafe, serving meals and snacks to go. Passengers sleep in their seats, and share bathroom facilities. Economy is obviously the more affordable option, but quite frankly, didn’t look too appealing (despite the fact that VIA Rail seats are considerably more comfortable than airline seats).

Sleeper fare offers three bed configurations (each a different price) in the Sleeper Plus category.Passengers can opt between a one-passenger or two-passenger private cabin, or a semi-private upper or lower berth (closed with curtains). We experienced Sleeper Plus in a two-passenger cabin. We had a tiny-yet-functional cabin space with two chairs and a large window, a private bathroom with toilet, and a sink. Also included: a small amount of storage space and two outlets (yay!). In the evenings, a train steward comes by to lower your beds, which in the two-passenger cabin is bunk-bed style: upper and lower single beds. Beds are fully made-up each evening, and very comfortable (provided you’re not quite tall).

The one-passenger private cabin features one bench-like seat that flattens to accommodate a bed, plus a sink and toilet (the latter of which features a cushioned cover to become an ottoman during the day, but is covered up by the bed at night…a definite downside). Both the two-passenger and one-passenger cabins share one shower per car.

The last sleeper option is to book an upper or lower berth. These compartments feature bench seats (two facing each other) during the day, which fold out to become a lower berth bed at night. The upper berth bed folds out from the wall by the ceiling. These berths are made up at night and feature thick curtains for privacy. They share a public toilet and shower (one per car).

All Sleeper Plus fares include meals in the dining car (breakfast, lunch, and dinner, depending on when you’re onboard), snacks in the lounge, access to several observation cars and lounges, and complimentary champagne and appetizers upon embarkation.

Which to book will depend on your comfort level (how much privacy do you need?) and your meal needs. We absolutely recommend the all-inclusive dining: if you opt out of this, you can buy meals a la carte in the cafe, but this option would get old (and expensive) if traveling more than one night. We enjoyed the privacy of a cabin, but could have been comfortable in an upper and lower berth as well. Keep in mind that only up to two passengers fit in a cabin: families of four or more will need to book two (or more) cabins or opt for two or more upper/lower berths in a row. (The latter option will allow for more freedom of movement between beds as needed, but you’ll only have access to a shared bathroom.

Tips:

1. Carry-on sized bags only are allowed onboard. Full-sized bags will need to be checked, so plan accordingly. Cabins have space for up to two carry-on bags, but if you opt for a berth, you’d be better off with only a large tote or backpack.

2. Bring a water bottle to refill. While coffee, tea, and juice is on offer at all times, I found the need to also keep a water bottle filled to prevent dehydration. If you like to sip coffee or tea all day, bring a small thermos or insulated mug.

3. Bring a hair dryer if you’ll need one: in cabins, towels, shampoo, and soap are provided, but not hair dryers.

4. Be prepared for plenty of motion and some train noise at night. We slept surprisingly well onboard, but you’ll definitely feel the movement.

Fare cost:

Calculate Via Rail fares here. Definitely plan early and check for fare discounts, offered several times per year. What we found: VIA Rail is not more economical than flying, so you need to consider the fare cost a part of your vacation experience, not part of your transportation costs.

Directions:

If embarking in Vancouver on the Canadian, you’ll depart from Pacific Station. Located next to Science World, it’s easy to get here from SkyRail from either the airport or the Waterfront station in downtown Vancouver.

This is our 2nd cruise on Adventure of the Seas (AOS) as we did another cruise last summer.

Even though this was a second cruise in a row we have been super satisfied.

Room: Junior Suite 9248.

Same type of room as last year. We love Junior Suites as they offer lots of space and a full size bath and shower. You do not get all the perks of a full Suite, but we find the compromise to be good for us. Room 9248 was located FWD of the ship very close to the elevators and staircases. I was afraid this could be noisy, but it was not. Essentially you are way behind the elevators. We had much more noise at the La Concha Renaissance Resort in San Juan for our two nights pre-cruise stay (nice resort but super noisy... could not sleep). Room 9248 was super clean and our Room Attendant (Lizbeth) did a great job maintaining it. Lizbeth was great with the room, but real nice and friendly. Always a smile on her face and giving us some insights into our ports of call. Her More presence really contributed to our enjoyment of the cruise. Only one very minor issue, there was a mildew smell when we first entered the room. Lasted 2 days and then was gone. The room did not show much wear and tear. Nice view from the balcony.

Embarkation:

Super smooth. We got to the pier at at about 1h15 pm. 20 minutes later we were on the ship. We did take advantage of the Crown and Anchor queue at embarkation. But even for folks without this, the line was not that much longer. We got our luggage before the Muster Drill.

Overall Ship:

Apart from the watersports additions (flow rider, water slides, mini putt) and Chops Grille we did not notice huge changes following the AOS dry dock. We did see that some public areas had seen refurbishments (new carpets, signage,etc.) such as in Windjammer. Even though the ship is starting to be "old" (circa 2001) it is still in very good shape and well maintained. The Royal Promenade is still a greta place to hang out. If one wants to nit pick and identify little places or items that show wear and tear, you will find some. But it is definitely not a general feeling you get when boarding that ship.

Food:

Ate all our diners at the Main Dining Room (except for one night at Giovanni's). Food was delicious all of the meals. We had lobster tails on the seconds formal night (Thursday night) which were very good. The waiters brought each of us two plates even though we did not ask for it (we had never asked for a 2nd serving of anything earlier during the cruise... I guess it is quite common to get people going for two lobster plates). The menu was similar (if not identical) to last year, but we tasted new plates (miam miam) and classics we liked last year. The Dining Room is still very good. Our waiter was Freddy and his assistant was Stephen Benjamin. Impeccable and great service. Always smiling, attentive to all the details and our tastes. Their presence and work make a real difference in the experience. We were so happy to have Mr Benjamin again as we had him last year and loved him so much. We did My Time Dining and had made reservations for 6h45 pm. We never had any issue getting a nice table, thanks to Maria (hostess of Sapphire Dining Room Deck 3) who made sure all went smoothly. The head waiter for the section was Murat. Great man! Always smiling, going around talking with guests and inquiring about their experience. You could often hear him sing happy birthday. Murat was everywhere on the ship (dining room, Windjammer, corridors) and really making sure everyone enjoyed themselves. Both Mr Benjamin and Murat we had remembered from last year cruise, and again they managed to surpass themselves and keep on leaving a good impression.

One night we went to Giovanni's (for our 20th anniversary). This is incredibly good italian food. And a lot of food if you go for all the 5 courses. Bring your appetite with you and try to avoid going for too much bread ;-) Freddy was our waiter. Such a lovely and friendly gentleman. Very good at his work and so nice in sharing stories and pearls of wisdom with us. Again, a great contribution in making this meal memorable.

Breakfasts and lunches were taken at Windjammer. It is a buffet, not a Michelin 3 star restaurant. But a good buffet. A good portion of the offering is constant (the usual fares that one would expect to see at breakfast or lunch), but a variety of other items was rotated throughout the week. I cannot see how someone cannot find something satisfying in the buffet. For sure, if one only feeds on burgers and fries it can get a bit boring. But here is one's chance to try new stuff. Windjammer is indeed busy, but we always managed to find a table for two. What I am always amazed at is the amount of waste. People go and take mountains of one item and eat only a 1/4 of it. Come on ! They always replenish the food so one is better just getting some more...

We did not try Chops Grill so we cannot comment.

Shows and Activities:

We did attend some shows during our week (1st night, dancers, ice skaters, comedian (adult version), hypnotist). The shows were good and quite professional. Comedy is very subjective. We did like the comedian in his general show, but did not appreciate much his adult version. But this is very personal. The ice skating show is still spectacular... considering you are on a moving ship in the middle of the caribbean ocean. We loved the "dancing under the star" event at 11 pm the night we left Aruba. Lots of people of all ages and all styles dancing outdoors. It was great. The cruise director was real funny.

Ports of Call:

St-Thomas: we did an excursion we booked ourselves (Brenda and Franko). Great tour of the island with many vista points. Nice beach break at the end. See our TripAdvisor review if you are interested.

Curacao: very nice island. Much richer than the other caribbean islands. We took a sightseeing+beach tour with the ship. The sightseeing portion included the Curacao liquor factory (ok) and some driving around residential areas (a bit disappointing). We finished at the Mambo Beach. A nice modern beach club with a lot of amenities. But the beach was crowded. A nice break, but not the most "natural" or "typical" experience. Felt very commercial. But once back on the ship we walked back to the old Curacao area. Very very nice.

Aruba: we did an excursion we booked ourselves (EL Tours). Great tour of the island with numerous stops that were very interesting. We finished at the Arashi beach. See our TripAdvisor review if you are interested.

St-Kitts: we had been to St-Kitts last year on our previous cruise so we had nothing planned. We ended up on a 4x4 Safari tour we booked through the ship. That was a very nice surprise. It was given by Greg's Safari tours including beach break at Carambola Beach Club. See our TripAdvisor review if you are interested.

Disembarkation: it went very smoothly. We used the porters in the terminal which really speeds up your passage through customs. Again, 20 min and we were out boarding a taxi to the airport.

I guess we were right in the middle of Puerto Rican school break as there were a lot of families with kids. We did not see this last year when we travelled one week earlier. Overall the families were good, but you always get a few exceptions that seem to attract all the attention. But you just ignore them and the cruise is great.

So overall, a great cruise again. Great staff that makes a big difference. Less

A “fairytale” experience at Ashford Castle has been listed as one of the 25 best travel experiences in the world.

The listing was compiled by US travel advisor Chad Clark, who is aiming to certify travel “experiences” to create an annual list similar to what the Michelin Guide is for restaurants.

“You have the Forbes Travel Guide for hotel star ratings and Michelin for restaurants and Golf Magazine for the Top 100 courses, but there is nothing like that for experiences and that’s what everyone is looking for today,” he says. The ‘Certified 25’ is the “first of its kind in the travel industry”, he says, and the aim is to create an annual list of the best travel experiences around the world.

Experiences - and “experiential travel” - are the current buzzwords travel industry. For the ultimate travel bragging rights, it’s no longer enough to book a luxury hotel room in the five-star hotel with the best views of whatever piazza you happen to be in. Now it’s about “making memories through experiences”, according to travel advisors. Travellers want to actually do, see or learn something while on a trip, as opposed to lazing by the pool. It’s no surprise that the trend is particularly evident in the luxury travel market with wildlife safaris, Arctic cruises and active travel with learning experiences, such as photography courses, all on the increase.

Airbnb is also building on this momentum with its “experiences” section, where travellers can link up with locals in cities around the world. Other similar initiatives include Cool Cousin, which is soon to launch in Dublin. The Cool Cousin app provides a profile of locals who you can select according to your interests. You then receive their map of their city ,which is loaded with at least 25 of their favourite places, from restaurants to shops, as well as personalised advice.

Despite all the interest in the area, Clark believes it is hard to find the “best in class” experiences – there is no gathering of five-star experiences, which is where his “Certified 25” come in. The winners of the first annual listing were announced at the Virtuoso Travel Symposium in Las Vegas earlier this week. Virtuoso is a consortium of luxury and specialist travel advisors and agents and many of Clark’s listings are affiliates of the network, which has about 1,700 affiliates around the world.

Clark owns the Phoenix-based Chad Clark Travel Ventures. To create the Certified 25, he surveyed luxury travel industry suppliers and other travel experts, who submitted their best experiences from around the world. The winners were “chosen on their own merits of how cool the experience actually is”, he says. Reader beware however – money is no object when it comes to Clark’s definition of a “cool” experience.

Ireland’s sole listing is the “Ashford Castle Fairytale experience”. It includes private chauffeur transfers from the airport; two nights in a Stateroom; afternoon tea in the Connaught Room; falconry; a private showing of The Quiet Man in the 32-seat cinema at the hotel, with Champagne and popcorn of course; dinners in the Dungeon and George V restaurants; wine tasting; and meeting the estate’s Irish Wolfhounds. The price of your fairytale? From €4,350 in low season to €6,350 in high season.

General manager Niall Rochford says the castle is “privileged to represent Ireland and Irish tourism internationally as the only Irish property to be included in this inaugural list”. He describes Clark as someone “who has himself carved a career as a highly regarded and influential travel expert worldwide”.

“Our Fairytale Castle Experience offers guests the chance to experience the magic of Ashford Castle, offering the utmost in modern luxury and five-star hospitality in the unique setting of this historic castle.”

In Sydney, Clark’s list recommends you contact husband and wife team Jamie and Alex, aka Local Eyes Sydney, to give you the quintessential Sydney experience. This involves starting your day with early morning yoga or surfing on the beach before breakfast, National Park bush and beach walks. Jamie and Alex bring guests to their home for lunch and drinks before sailing to see Sydney Harbour’s icons up close from their classic cruiser, Iluka. The nine-hour “quintessential” experience will set you back €4,183 for two people, more than what most of us will spend on a 10-day trip Down Under. (Price comparison note: Flights from Dublin to Sydney average at €1,100 per person.)

For those with even deeper pockets (or a second home to sell) who also have an ethical travel conscience, safari company Singita offers a behind-the-scenes stay in their lodge and Sabora Tented Camp in Tanzania.

As for the cost…take a deep breath. The six-night experience costs €6,305 per person, which might not seem too wild for a luxury six-night safari experience. It is based on a minimum of two people and the maximum group size is six.

The Ayres Seal Beach is an elegant hotel at a family price. An internet discount made my cost far less than any other comparable, surrounding area hotels that still didn't live up to the quality of Ayres Seal Beach. I have very high standards for customer service and cleanliness. The Ayres exceeded those standards. I appreciated no charge for using the parking lot that so many other like-hotels charge. The lobby is beautiful and comfortable. Check-in and check-out are very quickly handled by the friendly and helpful staff.

The location is smack in the center of 3 freeways that will connect you to many popular areas of So Cal. Having a full breakfast included in the price can save a family money. The only thing I would suggest is for the chef to alternate each day the bacon and sausage rather than offering the same meat for a whole week. I only had time once to enjoy the evening snacks. Bottled water should be added in with the other drinks as well.

Being there for 10 days/9 nights was like a home away from home. I appreciated the laundry room down the hall from my room since I had many clothes to wash. This immaculate room also includes the ice and soda machine. Housekeeping does an excellent job keeping the entire hotel clean, sanitary, and looking brand new. I think they even change out the comfy quilt before new customers check in. It appalls me how many hotels avoid cleaning blankets, quilts, bed coverings until they are really disgusting. I won't go into that....

I was working 2 different laptops at the comfortable desk in my room and did not have a problem with Ethernet or Wi-Fi. It was nice to have a good size refrigerator, microwave, and coffee maker.

The marble & tile bathroom is huge. It privately separates the shower/tub and toilet from the sink area. Again, it's all very clean with lots of fluffy towels changed daily if you so prefer. The sitting area includes a sofa, coffee table, and small marble-top table with two chairs where you can eat or even do more business tasks. The flat screen TV is nice and located inside a huge Armoire that contains plenty of drawers for all your clothing. The mirrored closet is also roomy with lots of hangers and iron/board.

I didn't have a chance to use the outdoor pool and spa but they looked refreshing. The covered, outdoor courtyard is very pleasant with lots of sturdy tables and chairs. Many chose to eat their breakfast here rather than inside. There's even a working outdoor fireplace to add to the ambiance.

There are plenty of banks/ATMs, shopping centers, gas stations, churches, restaurants, and fast food places, some located within walking distance and the rest all along both sides of Seal Beach Blvd./Los Alamitos Blvd. Unlike many other 3-story hotels, this one has two elevators. Yes, I feel spoiled from my stay and miss the housekeeping now that I'm back home. :-)

If I could suggest just one main thing in the future, it would be for the Ayres Seal Beach to offer Concierge service. I had lots of luggage for my long stay and it was not easy putting it all onto the cart and then trying to push it back inside to fit into the elevator and down to my room. I also had a good distance to take the cart outside as there is not a designated zone for loading and unloading and I certainly wasn't going to park in one of the nearby handicap spaces.

As much as I also enjoy the DoubleTree Hotel Spectrum in Irvine, Ca., the Ayres Seal Beach far surpasses the good things they also have to offer (except for the cookie!!).

Without hesitation, I highly recommend the Ayres Hotel Seal Beach and look forward to one day cashing in my Stash Points (once they build up) for a "free" room. Thank you, Ayres Hotel Seal Beach for having a large, bedroom window that fully opens for that fresh, cool, beach air! It kept me from using the wall A/C most of the time.
