The Alto is one of two condo flat designs Minto is offering in Centro and it's got an open, airy feel to it.

This 1,038-square-foot condominium would be great for a single or a couple starting out. Its neighbour, the Brio, is slightly larger and more contemporary and this design might be well suited to the downsizer.

The Alto has a starting price of $210,400 and comes with two bedrooms. Condo fees are about $56 per month.

The condo flats are walk-up units with building entrances on the front and the back that both lead into the units.

In the Alto model, the front and rear entrances deposit into the foyer where you'll also find a coat closet. A short hall leads to the living area and the kitchen bypassing a low wall with a view of the livingroom. Ten years ago, I would never have considered meditating. But I wasn't a mom then.

The other day, my 3-year-old licked a popcorn kernel off the floor at Starbucks. And incredibly, that wasn't the moment that drove me to look for some inner peace. No, that came while I was alone in my car one afternoon. I'd pulled off to the side of the road, crying, because in the midst of shuttling my two oldest kids (ages 7 and 9) to this practice and that party, I'd snapped and said some things in anger that I wished I could take back. I wasn't who I wanted to be for my children.

Like so many of my friends, I feel like I'm drowning. I'm a weekend anchor on Good Morning Americaand a cohost on The View, and while I love what I do, it only adds to the chaos of navigating life as a wife and mom. My schedule changes constantly. More than once, I've had to postpone vacations and parent-teacher meetings to hop on a plane to cover breaking news.

At home, I try to be fully present for my children, and as a Christian, I get peace from my faith. But none of that means I'm patient. While of course I'd heard of meditation, it used to make me picture people chanting, cross-legged, in a candlelit room. Then I met Dan Harris, my GMA coanchor and an ambassador for the practice. (He wrote the New York Times best seller 10% Happier.) The more I learned from him — about the scientific evidence behind meditation and how it can rewire your brain, making you calmer and more focused—the more I wanted to try it. Dan calls it "a bicep for your brain."

So, when Redbook challenged me to meditate for an entire month, I jumped at it. I'm the type of person who needs structure and deadlines — someone to hold me accountable. "I used to be you," said Suze Yalof Schwartz, founder of Unplug Meditation in Los Angeles and my designated coach for the challenge. "I wish I'd had meditation when my own three kids were littler," she told me, noting that I could see a difference in as little as two weeks. So off I went to find some calm.

Week 1

This week was about mindfulness, and yay, I already knew what that meant — to really reflect on the moment you're in, to soak in the experience. I had never done it, but I was sure it would be wonderful.

As Suze explained, you can practice mindfulness anywhere and at any time, even while brushing your teeth. To make it easier, she gave me two short daily meditations and access to her studio's Unplug Meditation app so I'd have teachers to guide me.

On the first morning, I cued up a video on the STOP practice. You simply stop what you're doing, take a few breaths, and observe (with your eyes open) for a few seconds before proceeding with your day. When the sound faded out, I couldn't believe the meditation was over already. It was so simple — for days after, I repeated it on my own whenever I needed a reset, like at a stoplight or on set at GMA. One evening, in the kitchen, I found it worked rather well with a glass of wine; I noticed the way it swirled, its color and consistency. (Yes, I drank it.)

With that kind of success, I moved on to a meditation the military calls "tactical breathing." You take a deep breath in through your nose, hold it, and breathe out again. It takes roughly 16 seconds, and the idea is that when you're focused on your breath, the stuff causing you stress can fall away.

The testing ground was dinnertime: The kids were fussy, first about what I was cooking and then about one another. At the table, I took a deep breath, held that tension, and breathed out. "Mommy, are you mad?" my daughter asked, all three of them quiet, eyes fixed on me. Not anymore, sweetheart. Not anymore.Later that night, I did it again to fend off a meltdown (mine) during the hostage negotiations known as bedtime.

It wasn't until the next morning, however, that I found my favorite meditation yet: the three-minute cure. While my toddler watched TV, I slipped into the next room and watched my own video. For the first minute, you focus on your breath. For the second, you imagine being in your happy place — for me, that's Lake Michigan, surrounded by family, wind in my hair. The final minute is for positive affirmations. (I repeated Scripture in my mind: I am fearfully and wonderfully made.) When I emerged, I was quite emotional — there's something cathartic about extending the same grace to yourself that you give to others.

In the days that followed, I had some mishaps: I fell asleep meditating once, and had to skip it another night when I came down with food poisoning on a flight to Utah. As the meditations got longer, I had to fight my share of distractions, which can be frustrating. ("You'll never completely turn off your thoughts," Suze assured me.) All that said, after just one week, I felt calmer. I was starting to understand the hype.

Week 2

I was really eager to tackle this week's meditations — all designed to engage the senses — as soon as I learned that the first couple involved essential oils, which I'd been using for years.

On the first morning, I grabbed two of my favorites (peppermint and orange, which are supposed to help you feel energized), rubbed a few drops in my hands, and breathed them in before starting the three-minute cure. The oils were strong, but immediately I felt more alert, and my nasal passages seemed more open, allowing me to breathe deeper. At night, I did the same thing, but with lavender, to help prepare for sleep.

On Wednesday, I was supposed to try tapping, where you lightly drum different areas of your body with your fingertips while repeating positive affirmations out loud. It took about 30 seconds for me to realize it just wasn't for me. (It's a hard pass for my coanchor Dan too, apparently.) It's not exactly practical for someone who tends to meditate on public transit — and I found I preferred my meditations still and silent anywhere. I also did my own version of a sound bath, where you listen to music and feel the vibrations. Focusing on the rhythms and background instruments of some of my favorite Coldplay and Hillsong music was almost like being at a concert. Seriously— I felt transported.

These were interesting techniques, but I was struck by how I was able to keep using mindfulness in my everyday life. After a celebrity shoot in Miami, a cameraman came to me and said, "We have a problem — we don't have anything." Seemingly the camera had failed to roll on the interview. I noticed his face turning red as he checked the camera; he had to lean against something to steady himself. "You don't look well," I said. "I want you to do something with me for 16 seconds: Take a deep breath in and hold it, then blow it out." A few minutes later, he was calmer, and thankfully — because there's only so much that meditation can fix — we found the video for my segment too.

Week 3

Guided imagery was on my schedule this week, and I was glad it came later in the month. It would have been a hard sell earlier, but now I understood that being able to take yourself to another place when you're under stress can be an incredibly valuable resource.

I started the week out by writing down the things that make me happy. I struggled at first — a painful reminder that, as moms, we often lose sight of ourselves. (What with the floor licking and all.) But after a while, it started to come back to me, and I realized that it's some of the simplest things that bring me the most joy: drinking coffee, watching my kids play sports, picking flowers, hearing my husband laugh. I realized that I just needed to be more present in those moments, to be more mindful.

That insight proved invaluable as I moved into the new meditations, sitting for up to 20 minutes at a time as a teacher asked me to envision things like a movie theater where the best possible version of my life played out on the screen ("What would it look like?"). One day, I imagined being in a tropical paradise — hilariously, even as my train's conductor announced, "Next stop: New Rochelle." The longer the meditations became, the more my mind wandered. Did I turn off the sprinkler? Oh, man — I forgot to call my mom back! When am I going to shower today? Now, however, I just smiled through them and brought my focus back to the meditation. It was like I had been doing this forever.

Week 4

I was due to try transcendental, or mantra-based, meditation for my final week, and honestly, it seemed like the most out-there one yet. That said, I was willing to give it a go.

Suze put me at ease when she explained the practice this way: Man means think, and tra means instrument — so, a mantra is a mind instrument, a word or phrase you repeat silently that helps you stay focused. The videos I was following along with suggested mantras like "Ahh-hum," but since Suze's studio encourages people to BYOM (bring your own mantra), I modified them to things like "Amen" and "Be still." I sat, for fewer than 10 minutes at first, repeating the mantra in my mind with each breath, softer and softer until I could just sit in the silence. And while I finally reached my limit on the last day — the video was 45 minutes long, but I could only do 15 — I finished the week feeling empowered, knowing that I had made this practice my own.

I'm no longer setting reminders in my phone to meditate, because I don't have to. I meditate throughout the day, by pausing to reflect on a leaf outside my window, taking 16 seconds to quiet my thoughts while my kids swirl around me, or focusing on a mantra I desperately need before I lose my mind.

Meditation is one of the few things I do just for me, and it's emotional: I've explored places within myself that were neglected or repressed, like warm memories of my family, feelings of anxiety, the harsh way I judge myself. It's made me more present in every aspect of my life. One of Dan's teachers says life is like a game of whack-a-mole — you tackle one thing and another pops up — and while meditation won't change your circumstances, it can change how you react. Now I see that instead of frantically smashing moles, I can slow them down and focus on one thing at a time.

My kids have noticed: "You're not as cranky," my daughter offered one day, and my older son said I had been giving more kisses than usual. My being more present with them has been a gift for all of us. They like this me better — and so do I.


How do you meditate, anyway?

"There are more ways to meditate than there are to make an egg," says Suze Yalof Schwartz, founder of Unplug Meditation in Los Angeles. But they all boil down (ha!) to three things: You focus on a single point, like your breath or an aroma. Then you let it slip away so you can just be present — feel the air on your skin, listen to the noises around you. And then when your mind starts to wander, you bring it back to that single point and begin again. Seems simple enough, right?

What meditation can do for you

A lot, actually. Research suggests that meditation can help ease pain, anxiety, and depression. In one study, people who practiced it for a short time had fewer inflammatory markers in their blood — lowering their risk for stress-fueled illnesses like heart disease. Scans showed that meditation had improved communication within parts of the brain that maintain calm and focus. Still, the science is evolving, and it isn't clear yet how often or for how long you need to meditate to see the rewards. For now, "it's best to think of meditation as a skill — the more you develop it, the more likely you are to benefit from it," says Madhav Goyal, M.D., of Johns Hopkins Medicine.

Common use
Sildenafil is the main component of Eriacta.
Sildenafil affects the response to sexual stimulation. It acts by enhancing smooth muscle relaxation using nitric oxide, a chemical that is normally released in response to sexual stimulation. This smooth muscle relaxation allows increased blood flow into certain areas of the penis, which leads to an erection.
Sildenafil is applied for the treatment of erectile dysfunction (impotence) in men and pulmonary arterial hypertension.
Sildenafil may also be used for other purposes not listed above.

Dosage and direction
Eriacta is taken approximately 0,5-1 hour before sexual activity. Do not take Eriacta more then once a day.
A high fat meal may delay the time of the effect of this drug.
Try not to eat grapefruit or drink grapefruit juice while you are being treated with Sildenafil.

Precautions
Before you start taking Sildenafil, tell your doctor or pharmacist if you are allergic to it; or if you have any other allergies.
Aged people may be more sensitive to the side effects of the drug.

Contraindications
Eriacta is contraindicated in patients taking another medicine to treat impotence or using a nitrate drug for chest pain or heart problems.
This medicine should not be taken by women and children as well as in patients with a known hypersensitivity to any component of the tablet.

Possible side effect
The most common side effects are headache, flushing, heartburn, stomach upset, nasal stuffiness, lightheadedness, dizziness or diarrhea.
A serious allergic reaction to this drug is very rare, but seek immediate medical help if it occurs.
Many people using this medicine do not have serious side effects.
In case you notice any side effects not listed above, contact your doctor or pharmacist.

Drug interaction
This drug should not be used with nitrates and recreational drugs called "poppers" containing amyl or butyl nitrite; alpha-blocker medications; other medications for impotence; high blood pressure medicines, etc.

Missed dose
Eriacta is used as needed, so you are unlikely to be on a dosing schedule.

Overdose

Storage

Where has summer gone? It seems as though yesterday, school was just out. Children all across Oklahoma have been splashing in local pools, playing with neighborhood friends and attending summer camp. Many families have taken vacations as well. Kids stay up late and sleep in often past 10:00 a.m. in the morning. Now is the time to get back on schedule time-wise. It won’t be long before these children trade in a bathing suit and bicycle for school clothes and backpacks. Our bodies can quickly adjust to the school schedule of getting up early and going to bed at a reasonable time to afford the body plenty of rest for supreme efforts in school in just a few days. 

For some students, whether having been in school or this is the first year, starting school can cause some anxiety. For pre-kindergarten and kindergarten students, this is a major milestone for them and their parents. School is a place away from home where children will have some of their greatest challenges, successes, failures and embarrassments. Starting school can be fun and stressful at the same time. School is a place where a child will learn about how the world works, as well as about his or her own strengths, weaknesses and interests. For many children it will be their first experience away from home and their parents. Other children may feel some anxiety because they are starting at a new school. Some parents may face some anxiety themselves, letting go, which can add to a child’s hesitance or reluctance. A child’s experience starting school can be influenced by a parent’s feelings and attitudes. It is important for parents to be positive and have a good attitude toward school in order to help their child succeed.

Several days before school begins, establish or re-establish a school routine. The night before, pack the backpack and make a lunch, if not purchasing one at school. Then decide what clothes are to be worn and lay them out for quick access in the morning. Make sure to discuss with the child what the weather will be like and what activities may be encountered during or after school on the all-important first day. Morning comes early, either with the use of an alarm or a parent/sibling waking up the child. Awaken a child to allow enough time for a healthy breakfast. What constitutes a healthy breakfast? Breakfast should include foods from at least 3 of the food groups. Try to encourage a dairy source, hopefully at least an 8-ounce serving, whether it is milk to drink, pouring milk on cereal or eating a container of yogurt. Next, encourage a whole grain. Encourage your family to eat half of our daily grains as whole grains. These include whole wheat bread made into toast, an English muffin or bagel that is whole wheat whole-grain cereal such as Raisin Bran or Wheat Chex. To round out the healthy meal, include a serving of fresh fruit such as fresh strawberries, a piece of cantaloupe or a banana. If possible choose a fruit that is high in vitamin C. Encouraging a glass of water along with the foods will maintain hydration for the start of the school day.

Many homes establish a routine or house rules which include getting dressed, personal hygiene, making the bed and eating a healthy breakfast before the television or electronic games are turned on. Try to eat breakfast as a family to discuss the day’s activities and encourage positive thoughts for the remainder of the day. Studies have shown that students who start the day with a nutritious breakfast make better grades, are better able to concentrate and make fewer mistakes than non-breakfast eaters. If the mornings are rushed, the child may be able to eat breakfast at school. Most schools offer a breakfast program either in the cafeteria or in the classroom.

Once the day is over, establish an afternoon/evening routine. This helps children learn what is expected of them and makes bedtime easier. Establish a regular time to work on any homework or school projects. Set aside some time to review the child’s school papers. Parents can show support and enthusiasm by displaying artwork and other papers on the refrigerator, wall or even taking them to work. Encourage the child to show and tell what he/her has learned at school that day. School work, practicing an instrument and sports practice will take precedence over watching television or playing electronic games. Make time for a family meal in the evening. Planning ahead by preparing the food the night before or cooking something in a slow cooker can save time and improve the nutritional content of the meal. Also, it is very important for children to get an adequate amount of sleep. Younger school age children need from 10-11 hours of sleep each night.

Establishing a nighttime routine can make bedtime much more relaxing for everyone. This may include taking a shower/bath, reading a picture/story book, listening to soft music or just sharing with a parent. This helps to provide some calm moments that relax the brain and body for a restful night of sleep. Hello, You shouldn't have to resort to that extreme. The drain unit that the retainer sits in is the part securing the base down, have a look at the diagram in this link: http://www.maax.com/Upload/docs/premium/technical/en/000_10014442_0904-2_E.pdf

The drain assembly should unthread and release the base. But sometimes they tend to work as designed.

The retainer is a compression fit (or should be... do you know the installer? they may have deviated from the described installation). Assuming a proper install, use a flat-head screwdriver and a utility knife to seperate the inside portion of the rubber seal of the retainer, from the plastic ring. The ring should now be able to be pried out, and the drain portion unthreaded.

Five-Star Hotels in the Hamptons

History and money are familiar bedfellows in Hamptons residential real estate: Even an imperfect piece of the past costs a pretty present penny. It’s a different story on the hotel side, where the twain hardly ever bed down. Classic luxury accommodations in historic buildings are rare on the East End, which is why the Hamptons has been saddled with that hyphenated-adjective “hotel-starved” for so long. (True, there are renovated motor courts with Frette sheets, but that’s more retro-chic than five-star.)

This year that distasteful descriptor comes a step closer to retiring with the opening of Topping Rose House, an 1842 Greek Revival mansion in Bridgehampton. (The fact that the effort took eight years to come to fruition tells you why such hotels are so scarce out here.) With Topping Rose in the mix, there’s now a trio of Hamptons properties where history and money have coupled to create hotels at a Relais & Châteaux level. Here’s how each plays on the past in its quest for a present perfect.

TO THE MANOR BORN
The 22-room luxury inn Topping Rose House adds cachet to Bridgehampton.

“I have always liked the juxtaposition of something edgy with something soft,” Alexandra Champalimaud, who designed the interiors of Topping Rose House, told the Financial Times this past January. She was referring to her fashion sense—black leather leggings from The Row, feminine blouse, sharply tailored blazer—but as she quickly confirmed in our interview, it’s her design sensibility in a nutshell. Which is why the rooms at Topping Rose have a Windsor chair (but painted black) at a midcentury trumpet-pedestal side table in real marble.

Juxtaposition is the thread that defines Topping Rose House, a 22-room luxury compound in Bridgehampton. It consists of the 1842 Greek Revival Topping Rose House, named for its original owner, Judge Abraham Topping Rose; a small addition; a 19th-century barn turned event space; and a L-shaped new complex that houses the spa and 15 “cottage” guest rooms.

“Everybody came out of the woodwork,” says Roger Ferris, the head of Roger Ferris + Partners, who designed the architecture and shepherded the project down the Via Dolorosa of approvals required. He’s referring to the cast of government officials, preservationists, historicists, and “not in my backyard” Hamptonites who sprang to life when it became known that Bill Campbell, a Hamptons resident and senior adviser to Jamie Dimon, CEO and Chairman of JPMorgan Chase, had bought the property and planned to turn it into a luxury hotel. (Simon Critchell, the former head of Cartier North America, and Tom Colicchio, who is in charge of the hotel and restaurant, are also partners now.)

Irony abounded, starting with Campbell’s interest in the place, which was sparked by the fact that “the property was grandfathered for a spa, restaurant, and hotel.” He was proposing exactly what the town seemed to want. The zoning itself is the result of 1970s horse-trading—"so it wouldn’t become a gas station,” says Campbell laughing. And Topping Rose House was on the verge of falling down by the time work began.

Ferris knows his architectural history—he talks fluently about façade punctuation (that’s doors and windows to the layperson) and proportion, and though emphatically modern, his designs reference classical architecture. See those 24-foot-high portals that punctuate the new construction? Now think of the Arc de Triomphe or the Arch of Constantine, and you’ll understand where he’s coming from.

Ferris built Campbell’s coalition of the willing by periodically getting the various constituencies in a room. “The restoration of the inn was not a difficult sell,” says Ferris. It was the small addition to the right—which houses an elevator and fire stair, neither of which could be worked into the original building—that caused a war. On one side were the architectural preservationists, intent on copying the style of the main house down to the last dentil. On the other was the Southampton Architectural Review Board, which wanted something modern but harmonious.

In the end, it came down to one word in the National Park Service guidelines for historical renovation: referential. Additions shouldn’t be copies, but there should be a familial resemblance, and they shouldn’t be attached to the original. It was hard for the purists to go against that. But of course you can’t ask guests to go outside to take an elevator. “Glass-hyphenated slits,” eight-foot- wide Starfire glass panels between the original building and the addition embody the peace treaty that Ferris finally struck, by underscoring the separation, but allowing for a sheltered passage from the main building to the elevators.

“The idea was to dematerialize the façade of the new buildings,” says Ferris, referring to the key design element, horizontal louvers that run from ground to roof on two sides. On the other two, fiberglass-laced cement slats, colored and baked to allude to weathered wood, float off the glass walls—“a veil,” says Ferris, who likes layering. (The louvers are also a privacy-screen.) In addition, Ferris moved and added to the barn on the property, placing it between the main-house addition and the new wing “to moderate the transition from the formality of the house to the dematerialized form.”

The rooms show off Champalimaud’s deft way with historical allusion, with the main-house rooms more traditional (iron four-poster beds, historically inspired bedside tables) and the cottage rooms done in a groovier dialect (cooler color scheme, platform bed, live-edge wood furniture). But even the main-house rooms have new coffee tables of white lacquered cubes. “It all feels good together, but it’s not perfectly matching—it feels like home,” says Champalimaud. 1 Bridgehampton–Sag Harbor Tpk., Bridgehampton, 537-0870; toppingrosehouse.com

HAMPTONS HIDEAWAY
The Inn at Windmill Lane is a stalwart getaway nestled within Amagansett.

This Amagansett property is a séance, a shingle-style mansion with muscular chimneys and eave and eyebrow windows called up through a combination of historical passion and very deep pockets.

The property is gorgeous. Sure, there are online mutterings about the lack of a pool, but that’s not because the owners are cheap—one look at the spacious marbled bathrooms will tell you that—but because their hands were tied by the past. They were only allowed to build on the footprint of the original building. That’s why reception is in what looks like a tollbooth up from the end of the driveway, and why there’s a vast lawn that could hold an Olympic-size pool, but is used for weddings.

That being said, the owners expensively embroidered the property where they could. See that regimental line of liriodendron trees along the brick walk? They were brought in.

And the rooms are beautiful, even the smallest double, which in the main house comes to 615 square feet. (In the main house, suite 5 is the most popular because of its vaulted ceilings.) The team wanted everything to be “timeless,” according to their very attentive concierges—and it shows. The bathrooms throughout are a lavishly expensive play of tiles and fittings, and the walk-in closets have built-in dressers.

The architect, Nicholas Botta, used wainscoting and molding throughout to create interiors that have the simplicity of a Shaker meetinghouse, but somehow come across as luxurious, not austere. That’s especially apparent in the three cottages at the back of the property, where you can wake up to clerestory window mullions boldly shadowed on a white arched embrasure. GARDEN OASIS
The Baker House 1650 suits all tastes in East Hampton.

And finally, here’s the past as heritage. Baker House is a 1650 home that in 1911 was transformed into an Elizabethan-style manor by that era’s Charles Gwathmey, Joseph Greenleaf Thorpe, the architect who did Grey Gardens among numerous other mansions, many in the gambrel style. Here, though, he went off on an inspired tangent, ransacking the Elizabethan playbook brilliantly: molded plaster ceiling paneling in the living room, coffered wood paneling in the lobby sitting room, tall eaves faced with strapwork (a decorative version of half-timbering), and those small-paned windows that give Elizabethan-style façades their inimitable rhythm.

I stayed in Maidstone, one of the top suites and a sonata of green. I’ve stayed in scores of luxury hotels around the world, but have rarely been so taken with a room. It’s not the largest or the most luxurious room that I’ve ever had, but it wraps you in a cashmere throw of the past—reproduction William Morris wallpaper of twirling tendrils, three-over-five small paned windows that look across to Mulford Farm, embracing armchairs, and a window seat long enough to stretch out on, which my companion promptly did, purring the afternoon away here with a book.

The garden feels like the English countryside: 200-year-old wisteria vines agony-twisted up to the crossbeams of an arbor, and cypress trees formed an honor guard down the far side of the property. Loungers were strewn about in front of the small pool, which has been beautifully worked into the landscape. Over the hedge, there’s an expanse of lawn with mature trees—hoop-skirted evergreens and obese rhododendrons ready to bloom—leading to the Carriage House, a two-suite compound with its own pool, much larger than the one behind the main house. (Baker House stands out among Hamptons luxury inns for having a pool at all, as it does for the small gem of a spa in the basement, which has its own pool, sauna, and jacuzzi.)

The room to get in the Carriage House is the Loft Suite, an open-plan garret of white, taupe, and beige with a big sleigh bed, a shower for two, and a deck flanked by gables. It’s $1,500 a night in season, and as you suspected, in season it’s always booked. However, I’d be quite happy waking up to see the hand-hewn wooden beams of The Hedges, one of the smallest rooms in the original part of the house. Wood wins the prize as America’s favorite hard-surface flooring type, outselling vinyl, porcelain tile and every other option, according to market-research firm Mintel’s 2016 report on residential flooring. But wood can be a loser in the kitchen, where a dropped can of peas can literally leave a lasting impression. Or in the laundry room, where a splash of bleach can blemish its finish.

Consumer Reports analyzed key areas in a typical home and chose the top flooring materials to meet the challenges in each.

Kitchen and Mudroom

Though wood remains a widely used aesthetic choice, it won’t stand up well to that assault: Consumer Reports’ tests show that, in general, wood floors are far more prone to denting than other materials, and, with very few exceptions, foot traffic is tough on the finish.

Top choice: porcelain tile. A natural fit for high-traffic areas of the home, porcelain tile outperformed every other flooring material we tested for resistance to scratching and denting, says Joan Muratore, Consumer Reports’ lead test engineer for flooring. Plus, porcelain tile comes in a range of styles to fit any d←cor. Tile is also low-maintenance, never requiring more than a vacuuming and mopping, and it’ll last a lifetime, says design-and-build contractor Rob Wennersten of Woodcliff Lake, N.J.

Bathroom and Laundry Room

These floors don’t face the stress of foot traffic or the constant sunlight that can fade solid and engineered wood. Rather, the flooring threats in these rooms come in liquid form. Bathers splash, showerers drip and toilets overflow.

Top choice: porcelain tile. Even purists who refuse anything but real wood should seriously consider porcelain tile for their bathrooms and laundry room. After all, tile is a traditional choice in these rooms because it holds up well in wet places, says architect John Cole of Fryeburg, Maine. Porcelain also allows for design-forward, barrier-free showers, where the bathroom floor extends straight into the shower without any lip. To avoid slippery-when-wet floors, choose a more textured product rather than one with a highly polished surface.

Dining, Living and Family Rooms

Though it’s true that furniture feet, pet claws, stiletto heels and kids’ toys with wheels can damage a wood floor, any other material can feel substandard in these cozy common areas.

Top choice: solid wood. By this, Consumer Reports means prefinished wood flooring, as well as unfinished wood flooring, which gets sanded and finished on site.

There are plenty of reasons to opt for prefinished planks: You won’t have dust from sanding or fumes from finishing to contend with during installation; depending on how it’s installed, you might be able to walk on the floors right away; and prefinished flooring also tends to be less expensive. Perhaps most important, the factory-applied finishes are significantly tougher-wearing than what your contractor would be likely to apply once the floor is installed.
