Bed Bath & Beyond is making its bed in Hudson Square — not for a new store, but for large, new state-of-the- art design and photo studios.
The fast-growing retailer, which recently added a store on Harlem’s West 125th Street, has signed two office leases totaling more than 79,000 square feet at two prime Jack Resnick & Sons properties.
Bed Bath & Beyond plans to take 27,778 square feet on the whole 11th floor of 250 Hudson St. for the photo studio this summer. In the second quarter of 2018, BB&B and its home decor and subsidiary, One Kings Lane, will establish a design studio in 51,576 square feet on the fourth floor of 315 Hudson St., after relocating from the eighth floor.
BB&B plans to bring a substantial portion of creative work for itself and for its retail brands, including buybuy BABY and Christmas Tree Shops, under a single roof.
Bed Bath & Beyond Inc. Chief Executive Steven H. Temares said the new facilities “will provide significant benefits and capabilities to help further reinforce our position as ‘the expert for the home.’ ”
Resnick Executive Managing Director Dennis Brady said BB&B’s commitments “will solidify our Hudson Square portfolio as a leading destination for a wide variety of creative, advertising, media and technology tenants.”
Asking rents at Resnick’s Hudson Square buildings run from $75 to $90 per square foot. Douglas Elliman Commercial’s Peter Gross and Jim Gross repped the tenant in both 10-year leases. Resnick’s Brady and Brett Greenberg repped the landlord in-house on 315 Hudson with Newmark Grubb Knight Frank’s David Falk, Jason Greenstein, Danny Levine and Peter Shimkin. Greenberg and Brady acted for the ownership at 250 Hudson.
